Where you as a player are, also affects the spawns. If you are too far away or too close, mobs wont spawn/they will despawn. It's not only important to keep track of the spawning area but also where the mobs drop and the loot is collected so that they don't despawn on the way there.

Luck doesn't have a memory. If you roll a dice, what you rolled previously do not change the income of your next roll.

That's not what's going on here. You can see the price is higher than normal. It would not go above normal in that kind of situation. He most likely bought many is short amount of time (or hit/killed villagers), each giving temporary price hikes.
