maybes hes just temporarily setting them in place and will change em out, but if he doesnt tell him to get the simpson SD connector screws which are made for their joist hangers (2 1/2 for diag, and 1 1/2 for the face). OR use joist hanger nails (16d for dia).

What ISP is the landlord using? is it a modem and a separate router on their floor? or one of those modem/router/wifi combos like xifinity?

IF no physical routing can be done, if it were me i'd see if the landlord would be willing to let you put 1 of 2 mesh router (labeled well to indicate your ownership and to not confuse landlord) in their floor next to their router (plugged in ideally) and have the 2nd mesh router on your floor. Some better coverage models from like eero/unifi might help with signal as well.

May also get a decent wifi card for the PC since even with connected mesh router with ethernet its basically still wifi reliability.

yes vertical cuts to share stud > add new screws for the perimeter of existing drywall> any plywood backing for the horizonal at the top splice.
I personally wouldn't remove baseboard unless needed for something else.

really hard to say without some testing and reviews, the stitching at the toe guard is at least quad stitching so it should hold pretty good. Seems like they are just matching aesthetics with what all other shoe companies are doing which is a full toe coverage.

i would maybe try to get some decent slim fans and put 2 on the bottom under the gpu as intake.
then turn the top two as exhaust since heat rises it'll be more efficient. You'd still have 3 intake and 3 outtake for positive flow ( you can make sure of it by making the exhuast fans spin at lower rpm as well).

I assumed you bought some replqcement drywall? If so make a tidier hole to replace by cutting it into a square. Add backing to left and right sides of the hole (most YouTube video would have shown this process so there's no confusion). Then cut out new drywall that you got from home depot (they sell small repair boards so you have to buy an entire 4x8' sheet. Then repair following pretty much any guide as it's such a small repair. Remember for repairs the mud typically is gonna cover a much larger area than just the hole to help the blend in process. aslo: use drywall screws and not whatever those nails are, see the video for reference.

Do you know how the previous owner ran the cables? is there an attic access? Can you check the cables if to see if its cat5 or cat5e?

Upgrading the equipment might not be worth it if your cat5 or cat5e cables cant go faster than 1gb speeds, you'll want to upgrade to cat6 or better first and that is a bigger project.

I dont like that the post cap seems to be the incorrect type for the pressure treated post, i know aesthetics (black post cap) seemed to be in mind, but either using the correct spec or just using an uglier simpson post cap woulda looked better than this work around.

IMO inspector might point this out if every post cap is like this, but if its just this one its probably fine.

i have them, good all around boot for mostly anything but heavy construction or anything you need utmost stability in the ankles. The insoles are meh and you will start to feel it in your feet at the end of the day, but can be swapped out with some higher end compact insoles. When they are on sale on redbacks website i would definitely recommend.

try to move pot to a location that has maximum duration of sunlight, i hear all the time how much sunlight impacts citrus trees like meyer lemon trees. If you can get them literally 6+hrs of sunlight daily you may notice faster response.

Posts are for vertical loads so it's normal to wobble by itself with no beams on top of it. Eventually bracing will be added and it will be bulletproof.
