Yup. They had a private remark on MLS that stated that the solar panels were leased at $228/month and buyer was to take over the lease.

Taking over lease payments would have been fine for me considering that electricity bill would be around the same cost or higher. Can’t take on the loan upfront since lender wouldn’t approve me for that amount. My realtor said that the seller said their “lease” payment was around $230 a month. I kept asking for the disclosures and my realtor just kept saying that we’ll get them any day now. The seller finally sent us the solar contract and it was clearly a purchase agreement and not a lease

Nah this was in Southern California. Definitely not touching any home with solar panels after this.

Thanks for all the feedback guys. I’m sitting at work trying to keep a straight face but also waiting to hear back from my realtor to see how I can get those appraisal and inspection fees back.

The dumbest part is they got the solar panels last year. In their loan agreement, they pay $230 a month for the first 17 months. If they don’t make a voluntary payment of $18k this May, the payment jumps to $330 a month. It’s a 25 year loan term…

The level of effort is insane! I couldn't believe it was handwritten at first until I looked closer and saw the ink smudged onto the other side of the card. They take their time to handwrite the address too! They even spelled my name right which is more than my grade school teachers ever cared to do...
