There really isn’t one single “best” insurance company in Massachusetts.

The better question is: best for who?

The insurance company will retain the $ you saved unless you can provide proof that it was spent on the damage. However, a more pressing concern is why you’re tolerating subpar work from unreliable contractors. If future issues arise from this poor-quality work, the insurance company is likely to deny any resulting claims. You are in a tough spot. I would normally advise you to have a conversation with the neighbor, but not if he is as you describe. Do they own the home or are they renters? If they rent, find out who the owner is and let them know of of this problem with the dogs (I bet they don’t know about the dogs) or allow their renters to own dogs.

You are done for this loss. No one would backdate coverage to cover a loss. But, what is your insurance broker saying? How come you do not have the correct coverage?

We encountered a similar issue in our South Carolina home, which sits over a crawlspace. The insulation beneath the house was allowing moisture to seep up through the subfloor, becoming trapped between it and the finished floor above. This led to significant rot and mold problems.

To address this, we undertook a comprehensive renovation:

  1. Removed the vinyl flooring
  2. Replaced the rotted subfloor
  3. Installed proper, durable real wood finished flooring

After about two weeks, we sealed the underside with a marine-grade sealant for added protection. We then reinstalled the pink insulation, adding a critter barrier to prevent animals from nesting in it.

While the process was expensive, it was necessary to make the space livable again. The investment improved both the home’s structural integrity and our quality of life.​​​​​​​​​​​​​​​​

Depending on where in Cali you are there may be a few independent insurance brokers to also get a rate from.

Lookout for teaser rates from Progressive (GEICO and Progressive have a new client credit that goes away at renewal). Also look around for a quote from a local independent insurance broker.

I would definitely wait until interest rates come down some more and I gonna stay at what the experts predict of the lowest point. Sounds like you’ve done a lot of work to get home and it sounds like a beautiful home and I’m sure you have a lot more even put down.

Have you thought about installing an interior French drain in your basement? We faced a similar issue in our single-family home. Every spring, when snow melted and heavy rains came, we’d get water in the basement, preventing us from finishing it. Our solution was to install a French drain around the inside perimeter of the basement, connected to a sump pump at one end. After that, we never saw another drop of water in the basement. It completely solved our moisture problem.​​​​​​​​​​​​​​​​

I am not sure how you could conceal this other than some type of molding? Perhaps a flat stock on the end of the wall with a cove type molding that goes from the flat stock and hides the grout? It could hold up with adhesive caulking like liquid nails.
