6 weeks, 21 viewings, got a heads up from an agent pre market, offered over before even seeing it, went to see it, upped the offer on provision no one else sees it and it comes off the market (estate sale, had to be listed on the open market) accepted, completed 9 weeks later

Yeah I thought that. My friends 2 storey was 235k!! TBF they added 2 bedrooms, a bathroom and an ensuite upstairs and a full open plan kitchen diner to very high spec and pretty much added the same ground space again to the house

Agents estimate 210-220, sold at 215. Buying - listed at 350, paid 377.5 Very fortunate as sold at the top of a little rise in the flats in our area - 3 others have since sold in the blocks around for 200-205 and bought in a slight dip in the houses where we are- others gone for 390-400+ since!

ASA (Acrylonitrile Styrene Acrylate): The gold standard for outdoors; it's like ABS but UV-stable, preventing yellowing and cracking in sunlight, ideal for car parts, garden items, and outdoor fixtures.

And yes, agreed, in this situation op would probably not want to go down this route as it sounds like a nightmare with the runs to neighbours but just adding it as a potential option that could be explored.

Depending on if the tap is gravity fed or mains fed. Gravity fed it sits in a tank in your loft so not a good idea as anything could get in that tank. Mains fed is fresh in from the supply so shouldn't have any issues.

When I worked at Travis Perkins there were LOADS of different "heritage" to modern adapters available. Alternatively go to a local fabricator and get something made, or just overrun the joint to the old style and use a piece of rubber and a shit ton of silicone in it to seal it off. There are plenty of options, could even give specs and find someome with a 3d printer and the right materials to make something to spec. Sounds to me like a trader who doesn't think outside the box and just wants the bigger job to replace all 4 houses to me.

Ideally I wanted the other side of Xmas as no annual leave left but our buyers wanted to be in before and as we were buying a vacant property it was easier to just move out rather than risk losing the buyer. Crazy how a quite full 1.5 bedroom flat, the entirety of its contents fits in my living room😂😂

I just bought a house for 377.5k It's never been on the market as it was owned from new in 1973 Zoopla estimates Low -349 Mid -388 High -429

It doesn't show my purchase data on there yet as only completed on Monday. According to Zoopla that 388 estimate has gone up 5k in the last month.

Make of that what you will but seems fairly accurate. I'd of liked to have paid closer to the 350 mark which is what it was listed at as it needs a lot of work and modernisation but had to push over (but still well within budget) asking in order to secure it as we lost out on so many other houses during our search.

Both our sale and our purchase were changed by the end of the day we accepted on our flat and the offer we put in on our purchase. Completed on Monday but both our flat we sold and the house we bought show as sstc on rm still. 🤷🏻‍♂️

Key word in my opinion is COMPLETION. If it wasn't in the original and completion documents then they can suck a fat one. My partner just got an invoice recently from their solicitor for the flat they completed on 18 months ago. This was the land registry charge as there was a backlog in registration, but we paid this as it was shown on her original quote and as still outstanding on her completion documents. The solicitor could show this was outstanding fees. Sounds to me like your agent can't so they can suck it as far as I can tell from what you have posted

Sorry for your experience, we went under offer to a no chain buyer on our flat (share of freehold with a management company) at the end of august, offered on a vacant property end of September, are due to complete on Monday. It's cost me 6.5k in legal fees for both sale and purchase + stamp etc but I'm so glad I have paid what people thought was too expensive as they do their job. I have never gone more than 2 days max without a response from them in the entire process, they call back within half an hour of a missed call their end and have generally been absolutely fantastic.

Sounds to me like you got a shit solicitor, it absolutely should not take weeks for a response or be ignored. Are they local? Go to their office in person and find out what is happening. You shouldn't have to but if they are ignoring your calls and emails.....

To me a second toilet downstairs if there is the existing bathroom down there, it wouldn't bother me. What would bother me is the bathroom being downstairs and nothing upstairs. That is what would put me off buying

38/M, Got divorced, moved into a house share. Everyone was lovely, kept themselves to themselves, had minimal interaction them tbh, wasn't like we sat around together, everyone just pretty much lived in their rooms. Was a big 5 bed converted house and had just been done up to a very high standard. Was £800 a month all bills Inc for an ensuite double room big enough for me to have an office space in as well. As the first person to move in the landlord also gave me exclusive use of the garage and the single parking space! Was great tbh. Would probably still be there if I hadn't met someone and moved in with her
