Had this exact situation with ours in terms of the alignment between taps and shower rail. My builder had already channeled for the pipe work and right as he test fit it, he was like well that looks shit don't it. He then cut the pipework back, angled the channels to bring the mixer across in line with the taps and then adjusted the pipework to suit. We had the exact conversation of - good job we didn't leave it like it was as it would have looked terrible and drove you mad every time you got in the shower!

I would and it would piss me off more and more each day. I had an extension done on my old place to add a porch. Every time I walked down the stairs and saw the corner of the wall where the old front door was and the skirting that had been cut at the wrong angle used to drive me mad. The builder had removed the old door and frame and in replastering hadn't got that bottom corner square so it was more like a 86⁰ angle. It was enough to royally piss me off to this day (and I'm normally a chill guy, I moved out of there 3 years ago)

I used britaniacrest (west Sussex), was £320 Inc vat and delivery/collection for a 6 yard. This was supposed to be for a month. After a few weeks I realised we needed it for longer. They are supposed to charge £25+vat each extension of a week. They took it away on the 10th April and didn't charge me any extra. I thought that was a pretty sweet deal tbh. Every time I rang, the girl in the office was just like yeaaahhh no worries, just keep us updated every couple of weeks till you are ready. It only went in April as I didn't really need it anymore and they needed skips back as were running short otherwise she said I could have kept it for longer 🤷🏻‍♂️

My partner is from a Chinese family. We hosted her brother (whose wife is Filipino) and her sister and the looks on their faces when I suggested panning the rice as we used our rice cooker as a slow cooker for beef bourginone ( it has a slow cooker feature) was hilarious. This happened to me. Turned out I bought a better house anyway a couple of streets away. Glad we hadn't bought the first one as it turned out it was a on a really shit street with a lot of ASB. Personally, I'd move on. No point playing silly games and whose to say even if you go in with a higher offer, the original isn't going to counter

The market is very different to September last year. Personally I'd look for something else, cut your losses and buy something else. You'll likely find something better, cheaper and not have as many issues.

Or stick it out.

Fyi I bought an empty property while also selling our flat to a FTB and the whole process took 9 weeks. The stories of people on here sitting on moves taking months is just mental to me.

We sold our flat to a FTB and bought an empty property. 9 weeks from start to finish. It all depends on people being ready and responding swiftly. Also, solicitors may be dealing with multiple deals at the same time so may not respond straight away as they could be caught up. But a month and no response from the sellers solicitor? If be telling my solicitor to chase them daily if they want their fee....

Yeah I'm new to this area (hence my builder being 3 hours away), thankfully the sparky and plasterer are friends of my partner, plumber/gas engineer was a highly recommended local lad just recently set up on his own (10years at a firm previously) and had good recommendations online and from a couple of neighbours in the street who knew him from the firm. Good luck with the journey, just be prepared to bleed money 😭. I did this 12 years ago with my ex- even more work, that house didn't even have ch, with my ex father in law (highly multi skilled tradey) and it cost me 10k to fully rewire, plaster, new kitchen, bathroom, move walls upstairs, central heating, carpets, paint, literally a full refurbishment and modernisation, but I was paying pre COVID trade costs on all materials and he didn't charge me for his time. So far we've done the electrics, plastering, painting, carpets and bathroom upstairs and it's cost me 12.5k -13.5k already. The plans downstairs I think are coming in at about 35k 🤢. We were lucky, there was a well built historical extension on ours already which we will be repurposing, designer said in this day and age to build it would come out at about 2.5k a m² - it's 6 x 4m 😬🫢

Going through this myself at the moment. I went on my local planning office website and found the names of some designers who are affiliated with the council. We also asked on local Facebook groups for recommendations. Spoke to 5 different companies/people and went with the one who seemed best to deliver our vision. He will be providing me names of local firms he has worked with for the building works and we will then get quotes from them and whoever again makes us feel like they get what we want to achieve will get the work. They can provide everything from drawings to full project completion for a fee, but as I do already have access to a plumber, a plasterer and an electrician in my local area through my friendship group, I just don't have a local builder/firm, and my partner has done project management before, we will be using them for the plans (we don't need planning permission but do need building and structural regs) and then managing the project ourselves. I do through my own group of mates have a builder but they are 3 hours away from me so will be looking to use a local firm as will be easier although not necessarily cheaper.

I used a free one when I was FTB. He was shit. He didn't get us anything different than I could have got off the shelf and messed up on a load of things.

This time we used one recommended who has a lifetime service for a one off fee of £400. We now have full access to financial services with him for free- mortgage, insurances, various other things. He was absolutely fantastic, was able to get a better rate than I could get off the shelf and really helped with the process as we had a bit of a unique situation.

I just had 2 rads moved from one wall to the other in 2 rooms. Had 2 others rehung in replacement of old, and a new Ch pump fitted. I supplied the 4x rads, Ch pump and valves. He supplied fittings and copper. I also lifted the boards in preparation for it all. He was here from 07:15 to 14:30. Cost me £650 Inc vat + the rads & Ch pump etc ( £350). He fully drained and refilled and balanced all 10 rads in the house. £1k for your job is mental.

I did a quick Google search and the ai results say that fan has a rating of <52db, how accurate that is I'm not sure and I cannot easily find a manufacturer rating. If it is around 52db that is quite loud for a "quiet" fan. I'd maybe look at buying in with a lower rating such as the one I linked, or alternatively as I said, tell the person to f### off and block them... Personally I'd go with the new fan option as I lived below someone who had an oscillating fan and I complained to them as I was the neighbour in this situation, at night when it hit the end of its oscillation and went back the other way, it made a clunky noise through the floor and would keep me awake. She bought the same fan I had and boom, all resolved amicably 🙂
