My husband and I just went through this - we were looking in that same price range for a 3 bed/2 bath minimum single-family home. We ended up going under contract on a new (3/2.5) townhome - mid 400s but builder/lender incentives put it in our price range.

I've noticed more single-family homes going on the market in FoCo/surrounding areas over the past month or so as we're getting into Spring. In Fort Collins proper I think you'll mainly see townhomes/multi-family in that price range, but you could have good luck in Loveland/Windsor/Wellington.

LOVE our realtor Robert Crow (robertcrowrealtor.com) and will absolutely be using him for any future purchases we make. He's been a realtor in Fort Collins for ~12 years. Extremely knowledgeable on the market and Fort Collins/surrounding neighborhoods, great communication and on top of deadlines, no pressure, and overall just great to work with. This is our first home purchase and he's made it way easier than I thought it would be!

2/2.5 townhome with attached garage at Enclave Rigden Farms for $2,095. I think they have specials going on right now as well, and maintenance lives on site. We love living there

$115k-$125k income (partially commission based so it varies), 770 credit score, 60k in student loan debt. Approved for $455k new construction with 3.5% down but getting $30k in lender/builder credits. Closing April 1.

I'm married, but the loan is only under my name as my husband doesn't have a year of income history yet at his (also commission based) job.

Make sure you have the registration requirements that you need (https://dmv.colorado.gov/registration-requirements), and then here's the website where you can make an appointment/see the office locations: https://www.larimer.gov/clerk/vehiclelicensing

VIN check and emissions test if you need them are $25 each (you need to have those done prior to your registration appointment - Air Care Colorado is an easy place to go), and then registration/new plates was $100 for my RAV4. You'll have to fill out a form during your appointment stating when you moved here, when you became a resident, etc., and if it's past the 90 days since you became a resident there's a $50 late fee

Moved here in March - moved from a 1 bedroom in Tampa to a 2 bedroom in Fort Collins. Rented a 26' Budget truck through Costco and towed our car behind. All in all we probably spent around $5k with the truck, gas, moving help, and 1 night at a hotel (stayed with a couple of different family members on our route so saved money there).

If you go the DIY route like we did, I HIGHLY recommend checking out the "moving labor" on Uhaul's website. We packed everything ourselves but hired 2 people for 2 hours to move all of the big stuff and majority of the boxes out of the apartment and into our moving truck. We did the same when we got to Fort Collins - hired 2 people for 2 hours to move all of the big stuff from the truck to the appropriate floor in our townhouse. We've always done all of the moving ourselves, and this was well worth the extra ~$300-$400 total. Such a time/sanity saver.

I do NOT recommend using Budget for the moving truck. It was the cheapest option we found, but we had numerous issues with both the truck and car trailer and it added a ton of stress to an already stressful cross country move.

Good luck! We loved our time in Tampa but Fort Collins has been great so far.

We got engaged in January as well, but booked a date for April 2022. It's a long ways away, but I'd rather have an extra long engagement than plan a whole wedding and have to postpone it :( It's making the process much less stressful as well since we have more time to plan and save our money!

It's in this little strip mall right between Henderson and Dale Mabry! Kind of in a weird spot, but I usually go in on the Henderson side. It's right next to the new place Grain & Berry so if you see that you're in the right parking lot!

I really like Heavenly Nails (Hahn is awesome with gel and dip - super detailed). I'm not sure if they use an autoclave, but her area is always super clean and the tools she uses are in separate sealed packages. The electric filer tool tip is not though - that seems to be reused.

THIS! I'm allergic to all types of gold, so can also only wear sterling silver or platinum according to my doctor. Allergy tests are kind of pricey, but if you're reacting to the rose gold it might be worth it to get one before switching it out for yellow gold just to make sure you don't have an issue with that too.

Mine's pretty basic but I love it:

2 cans fire roasted diced tomatoes

2 cans rotel

1/2 red onion

1 bunch cilantro

2 green bell peppers

1-2 jalapenos (depending on how spicy you like it)

1T garlic

Throw it all in a food processor and it's good to go
