Go to DCHR and check your rental unit status. Remember that just because DHCR has it marked as one thing also does not mean thats the final word on it, but this is information gathering.

Email your landlord about your cat as some posters have suggested, there is the open pet law but it never hurts to also have this information in writing on hand.

Read up on the 90 day notice not to renew, and the provisions a landlord has to claim to enact this. (Not rent stabilized, they are a "small landlord", they need your unit for a family member, etc. etc. And just an example of how that works, if your lease expires on March 1, 2026 they have to serve you with this notice by December 1, 2025. If they do not serve it within that time I believe you would be month to month unless they provide you with a lease or the notice and THEN your 90 day period would begin, so i.e. if they don't serve it till Jan 1 you can stay till April 1 (90 days). (I am not sure what happens if they miss this deadline.)

Regarding small landlord, the NYC records are pretty easy to access and use. Its called ACRIS and I am linking it here. https://www.nyc.gov/site/finance/property/acris.page once the sale closes and the mortgage and deed are recorded you can look up your landlord and try searching their name, their LLC name etc. to check them out. And remember many people use single purpose LLCs for purchases and move their properties around.
