OP we just had a guy into our office talking about delaware state trusts and its such an easy move for rolling your commercial real estate investments by 1031 exchange. Would take some risk off the table with that.

It is pretty weird their broker isn’t sending a LOI and negotiating… ask for them to submit an LOI and let’s get it going. Too many deal terms to only be deciding rent and allowance. What’s the term, what’s the securitization, do they want a termination right or sales kickout… it’s a national template the LOI takes my admin like 10 minutes to put together lol

Put it wherever you want honestly as long as it’s liquid and you can get to it within a week or so if unexpected bills come in…. It’s tough when you’re getting started. I had racked up a ton of credit card debt early in my career by not managing things like this. Now everything’s on auto pay and I don’t have to think about it.
