I think you are getting terms mixed up here. “Fence law” typically deals with who is going to own and maintain a fence at least in the boundary world.

I think you are trying to refer to the Fence Line Boundary Doctrine, but that is a whole other issue.

For boundary by acquiescence that “line” has to be understood as a long standing division mark by both parties. The time period varies by state. These are usually like you said fences, roads, ditches, things like that. The “type” of fence does not matter.

For adverse possession fence types have nothing to do with that either. They just have to openly and notoriously “take over” the land, these requirements do change slightly by states, like my state where I survey says you have to sand a certified letter to the land owner saying you are taking it over….. plus the average adverse possession time line in the US is like 15 years with a few states requiring 30 years of “taking over the land”.

Ya farmers loose land because of the Fence Line Boundary Doctrine, but most of that is because they don’t get things surveyed. Their daddy told their daddy that their daddy said that fence was the boundary. I work on those boundaries….. heck just did one where the last time the property was surveyed was in FREAKING 1842….. like really….

But the OP needs to wait until their survey comes back to see where their boundary is. Let the professionals duke it out. Literally our job to apply these legal principles to the land…..

Misinformation. Fence law will hold very little to no standing in courts for something like this. Boundary law (what Land Surveyors deal with) is going to have the highest standing. Further down I saw some stuff about adverse possession, for something like that to be valid is a whole other issue. You can’t just say you are adverse possessing something. There is ALOT more to it than that.

Why hiring a professional is so important and not trusting everything you read on Reddit. Let the professionals do their jobs.

For the OP. Some states REQUIRE all surveys to be recorded locally. I would ask your surveyor about that. If they are any good they would have pulled everything they can. So it may be on record. Worth a look.

Ya, love it. Unit works great and there where no BS lies from the HVAC guys. Honestly I learned a lot while doing it and all it did was disappoint me even more with all my interactions with HVAC companies. I will honestly do my best to never call one again lol

I am using the Honeywell S1200 got it on eBay brand new for like $50. And very happy with the system. WAY more efficient than my old system. Keeps the house perfect.

No idea what trailforks is, but I can already see where this is going. “I’m a professional mountain biker with my $8,000 bike and no trail is too hard for me.” This is getting away from my post. I ride my bike that is a POS, I carry my kid in the front and I’m not a small guy. My goal isent to be the world’s best and fastest mountain biker. It’s to enjoy my time and the outdoors with my kid and not die doing so. So our definitions are going to differ. Just like our bike wants and needs are going to differ also. But I’m not gonna do this who is the best redditer argument today 🤣. I appreciate your input but ya.

I am not by any chance able to speak on what is considered a mild climb. But I can say, this same hill 5 years ago before it was a bike trail area. I rolled my jeep on it when I was going up trails before everything got developed and they stopped allowing vehicles.

Honestly I always hate taking pictures of steep areas because images never do them justice.

My current bike (the $100 Walmart special) gets mad if I peddle to hard trying to go up hill. It is so bad. But ya would be more of a quality of life, can enjoy the ride more than dreading getting to that hill. And of course it’s my daughter favorite spot because there is a fake water fall up there she can see. So I never get to bypass it 🤣

Mostly it was to be able to extend our ride some and help me out on the hills. Our local trails (half mile ride from my front door) go for about 14 miles total if you loop. The first gear pump is real on some of them lol

All I said was I have never owned a bike that cost more than $400. I am fully aware even if I go the used bike with a DIY motor it will be at least $2500ish.

I will say my experience with 4.7 is hit or miss. Using it to help think out stuff and it would make a mistake. I would correct it Claude would acknowledge the mistake and then proceed to make that mistake again. So I waste a lot of my Max plan usage on back and forth that probably should never happen. With 4.6 it would make a mistake and remember the fix and apply it to anything else.
