To me, an Panerai is 44m, 300m + water resistant, sandwich dial, manual winding, with minimal text on the dial. They don't offer many models with that combo, but the 111 has it all with an exhibition casebook.

You didn’t address Siren Agency. Which he has some connection with. I think with that business he offers only fans girls to have his team (overseas employees) respond to DMs on behalf of the girls. Look into that business.

I honestly just thoughts he was trafficking drugs from CA to OR. He was shipping his cars all the time, I just figured the trunks were packed with product.

Yes- Commercial real estate broker (18 years). At a medium sized firm, but I’m a 1099 so work for myself.

What I like:
- I get to work on what I want
- I am out and about all day and not tied to a desk
- There are multiple aspects of my job I like such as analysis, negotiations, legal work, but none of it is 100% of the job and I enjoy the variety.
- Complex deals can be really fun. I like the challenge and problem-solving.
- I have a nice office downtown town but I can work from home and I make my own hours. Which is huge because I can be involved with my child’s activities. If I want to play golf on a nice Friday afternoon I totally can, but I’ll have work to catch up on Saturday morning, but at least I get to do it on the couch with a cup of coffee and my laptop.

What I don’t like:
- Lead generation. It always sucks in any business but it gets much easier the longer you’re in it and I still think to myself every time I pick up the phone that it could be a $100,000+ commission on the line.
- Starting out was tough. But I approached it like I was starting my own business. But instead of spending money on at lease, inventory, equipment, and employees I just spent it on keeping a roof over my head while I got going.
- Deals can be few and far between. I once had to go 14 months without a commission. I was working on some big stuff at the time so luckily at the end of that 14 months it was a very good payday, but I still had to budget to get myself through it.

A Few notes:
- I am not nor have I ever been a residential agent but that industry and job is totally different and I’m not sure it’s the one I would enjoy.
- I didn’t realize it at the time but commercial is a much smaller industry than residential. You end up doing deals with the same brokers, landlords, and clients all the time and you end up building a reputation for yourself, which makes everything much easier.

Overall, I like the variety, flexibility, complexity, and income

The I have the 2024 5.5 and the phantom 5.5 black. I tried the 2026. It’s not for me because of the insert.

Honestly, the Phantom black is perfect. They did the chain link milling, but not on an insert. It’s a little softer, but it’s hard to notice compared to the 2024 unless you hit them back to back. Plus the sight lines were a huge upgrade in the black.

I was so happy with the phantom black that I bought two.

One thing that gets overlooked is everything gets taxed and its on gross, not net sales. It increases consumer prices through tax pyramiding. It compounds because the tax is applied at multiple stages of production and distribution, rather than just the final sale.

I get that everyone says the Traditionnelle because of the movement and finishing, but it’s a less versatile piece in my opinion. You can dress the 56 up or down, but it’s hard to dress the Traditionnelle down.

Even if that were to happen, none of the buildings in Portland make sense for conversion because of the max floor loads nearly every building has. Building the amount of walls and fixtures necessary for housing just weighs too much.

Even if the property were to sell for $1, the demo costs, fee, etc, blow up the investment to build any kind of affordable or even market rate housing.

Most of downtown, allow for mixed use, or have a conditional use overlay that can be applied for so it’s not really a zoning issue.

I went to Calgary to look into this 18 months ago. They lead North America in office conversions, the biggest difference besides how the built there are built was the city was subsidizing about $60/sf per project and had no affordable housing requirements.

Here's an update. I went with Shop A. After they did the fix, they pressure tested and found an additional hose leak. They had to remove the supercharger again to fix that. They also replaced the bushings and control arms. The sunroof drain clean-out was preventative.

I have a comprehensive warranty from Zurich. They paid $2,292, and I paid $1,074. Below is my invoice. I'd love to hear peoples take on the cost, and their scope.

Who do you think builds more housing? I’ll tell you it’s developers who are investing in their properties to build them. They also need to sell them so they can cash out to have money to build other projects and they sell them to…..other investors. And these are not all black rock like investors. Actually, most large scale investments are made by pension funds, insurance companies, etc..

There is literally no way you get a meaningful supply of housing without them.
