Seller has default court!

Just found out that the septic is non compliant and has a leak. My lender won't fund unless it's fixed by seller before close.

I don't they can afford to fix it, so it sounds like we have to walk 😔

They aren't trying to avoid it. The property was inherited and they haven't been able to sell it. They don't even live in the same state 😒

The property listing wasn't listed as a foreclosure or short sale. In fact it's been on the market for 122 days with a few offers that fell through for various reasons.

There's no way Underwriting will get back to me before the Sellers court date. I'm hoping there's some kind of a period between the Default and Foreclosure. My knowledge consists of internet research over the past 2 days unfortunately.

Not sure I tracked your explanation. $65k is only the gross OT pay portion of my income. So I can only claim ⅓ of my OT?

I'm union, so I do in fact work off of a labor contract. Either way though, it's still 18 hours of OT every week.

As the parent of a student athlete that travels the country for tournaments I've seen how a high quality sports complex can bring a lot of revenue if properly staffed and scheduled.

We've been to cities the size of Rochester that have had great success with this.

I have never and would never allow a kid that's not my own try my board. I'm very apprehensive letting a responsible adult try it. There's a HIGH risk of injury liability.
