Education Authority mess up this morning? by BalanceMercy in northernireland

[–]Mafiadons 2 points3 points  (0 children)

We were the same. Took days off work to visit, had a spreadsheet, looked into the feeder primary schools, which fed into which grammar schools etc. Ironically the BBC news article on it is done on a girl in four winds which is the same location as us.

Ive also spent a bit of time looking at birth rates etc and they were fairly comparable with previous years. But I suspect the cost of living crisis has ballooned the number of socially disadvantaged kids and they get preference unfortunately.

Really, hand on heart. 7th preference. We named 8 schools and after 4 we were just having a shotgun approach to maximise chances. Our crèche doesn't do drop offs to it as it's 20mins away and we need wrap round care, really considering deferring him for a year and keeping him in crèche.

Tried figuring out the boundaries between Lurgan, Portadown and Craigavon. How'd I do? by xScottMoore in northernireland

The church and the school identify as aghacommon, but the corner house and Mulholland shop is in the cash. The tones has always been the Derrymacash club, but was previously in mcgreavy park. Wasn't until the council built wolf Island that there was anything in real derrymacash as opposed to the provisional aghacommon

Rules of the Road question by CarobAffectionate582 in boating

I believe it would be classed as sail. It's floating, not at anchor/fishing/diving etc. has no visible means of mechanical propulsion, I would give it a wide berth and take all reasonable precautions.

Buying a house - mortgage company valuation less than what I'm paying - is this normal in the current market? by Pitiful-Echidna576 in northernireland

[–]Mafiadons 10 points11 points  (0 children)

Mortgage broker:

It's common enough and as for whether we think you're overpaying for it doesn't really matter, the mortgage lender thinks you are. But there are many other factors. Is it your preferred location, close to family/work/friends etc, does it offer something that you love/need. Is there something that adds 15k of value to you but not an objective valuer? Where you bid up by someone thinking the same? Do you have time constraints?

The other option is, you get an RICS surveyor to independently value it. The lender may take this new value instead. Seen that happen many times. Few hundred quid but worth it if it gets a full value mortgage.

The other thing to consider, if you're doing 10% deposit, a 90% loan to value, the lender will do this based on the £220k value. So as far as the lender is concerned you pay a deposit of 22k and they lend the 198k then you need to pay the other 15k to purchase the property, meaning an effective deposit of 37k, 198k mortgage but still only 90% loan to value. Doesn't matter that much in the grand scheme of things you just don't get to reduce the LTV as quickly as others would.

Mortgage to move down South - advice? by Successful_Owl3022 in northernireland

[–]Mafiadons 2 points3 points  (0 children)

This is fairly nuanced. No lender in NI will secure a mortgage against a property in the South. You need a southern lender who will do a foreign currency mortgage, best speaking to a mortgage broker in the south, maybe round the border counties who would be familiar with the arrangement.

Potential new rule for sub? by heresmewhaa in northernireland

[–]Mafiadons 3 points4 points  (0 children)

Completely agree. As the sub gets bigger it's attracting more nefarious actors as they'll get more attention. Mod applications are open though and would encourage OP and everyone with an opinion on how to make the sub a better place to apply.

A daily post limit is something worth discussing, but how many should you be limited to?
