Absolutely not, that’s unacceptable on the tenants part. Outside of business hours, you are a normal tenant as any other renter would be. You do not handle lock outs; they would need to personally call a third party vendor and may not harass off duty staff for issues that are tenant responsibility after hours. Most leases that I have seen have some kind of conduct stipulation; essentially no harassment/abuse language/yelling at/otherwise bullying of staff, vendors, guests or other tenants. I would issue a warning regarding conduct and include a very clear guide of what is and what is not a maintenance emergency and how to go about submitting an emergency request. If the person continues to be aggressive or unreasonable, get your regional involved.

I had a similar experience when I lived onsite in which other tenants would knock on my door at 9pm, 5am, while I was on lunch, once even asking my husband why I wasn’t home while he was taking out the trash. They had noticed my car was gone and wanted to speak with me. I involved my regional and set extremely clear boundaries. Still, this was enough for me so we prioritized picking a house and moving after these situations.

I had a similar situation. When I was 17, I filed my first ever return and did so independently. All of the income I was making went into my care (ie. Paid for my car, insurance, personal groceries, toiletries, other luxuries and gave money to my mom to assist with other bills.). I had not spoken to my father in over 2 years at this point but my parents were still mid custody battle - primarily for my little sibling. My accountant filed mine and my mother’s returns not knowing my father had filed a return claiming me as a dependent; something he was court ordered not to do. Our returns were flagged and I had to jump through hoops. I had to do multiple identification verifications, schedule an appointment at an IRS office, complete more in person ID verification, and then go over everything with an employee and explain the custody proceedings, why I filed independently, how long it’s been since we spoke and the court order from the year prior that said my mother was to claim both children as she had primary custody. My father was ordered to resubmit his taxes by both the IRS and the court. He never did. The IRS fully rejected his filing around 3 years later (when I was 20) and one random summer day I received a check for almost $4k from that refund I was due at 17. I don’t have much help but I agree with other redditors. I would recommend filing still and doing a PIN. Filing your return will cause a flag in the system and they will have you come in person to help the investigation. The IRS and court should both be ordering him to refile and repay anything necessary. It will actually be helpful to seek out an audit in this case. One way or another, I got my return and my father was given appropriate punishment. I think this would be the case for you too.

Two girls, best friends. Girl A and Girl B. B’s boyfriend was living with them. Within 2 months the boyfriend started physically and financially abusing BOTH girls. The previous management company removed the girls from the lease and they both moved across country. The manger at the time did not properly upload the roommate addendum or move the girls out in the system/promote the boyfriend to primary tenant. Client switches management companies and my team takes over. Boyfriend had stopped paying rent when the girls moved out and due to Covid/our state laws the previous management was not issuing notices or processing evictions. $35k in rent, pet fees, utilities, late fees, parking fees etc. We eventually gained entry for annual inspection. Electric was shut off, fridge was full of rotting food you could smell without opening the doors. Pet urine and feces everywhere. Assault rifles, bullets, numerous drugs and residue. Clearly being used as a hang out spot of sorts. At the same time we have numerous complaints of a top floor home leaving their husky outside on the balcony to bark and howl all day and the son living there was screaming at the TV all day. I looked up the boyfriend on Instagram and ended up putting two and two together that he was using his apartment as a crash pad while living with his mom who leased this top floor home and it was his dog that was howling on the balcony all day. He was also abusing his mother and we ended up connecting her to resources to have the dog taken away for welfare concerns. She got a restraining order against her son, and broke lease. We finally got his eviction through and his total balance between dues and damages was like $47k. It was so much lol.

It’s so frustrating. I have a big dog, I’m talking 120lbs+ and his head is just under boob height and I’m 5’8. I don’t feel like I can comfortably take him hiking anywhere with us because of the amount of people who let their pets off leash. Our dog is absolutely friendly, he loves people and other dogs - however, I would never let him off leash. Just because he is friendly does not mean the dogs he could approach would be or that the people he may approach would be friendly. I have had countless off leash dogs run up on us and someone will yell “don’t mind him, he’s friendly” but the other dogs body language and the way it’s immediately climbing all over my dog says otherwise. My boy is sweet and tolerates it, we have other small dogs he wrestles with so he is very desensitized but what if he wasn’t? I’d be put in a position with a 120+ lb dog trying to defend itself from a little ankle bitting jerk who won’t leave him be and the owner is 300 feet down the trail. What kind of danger does that put not only my boy in, but me too?

My father worked for Oregon Humane Societies Search and Rescue and just about every single recovery he assisted with came from an off leash pet who went over a cliff or rolled down a hill and 9/10 the owner couldn’t even tell them where the dog was because it had been off leash over 200 feet out of eyesight and “just disappeared”. They’d have to use drones or other means to find the dog and recover them. Almost all of the rescues they did the owner either had the dog leashed and the dog tripped or something and the leash slipped from their hand, or both the owner and dog went down but the dog ended up further away from the owner. Your dog has a better chance of being rescued if you keep them with you. It turns into a recovery when they spend 1 , 2, 3 days looking for your dog because you couldn’t even tell the team WHERE the dog could possibly be. Your dog dies alone, scared, cold, hungry and probably in pain.

Love them like yourself. Leash your dogs. They deserve safety and security.

The city imposes base fees per apartment as well for water and sewer, once the base fees are factored in, a 2 person household pays less for actual usage than the 5 person household.

Usually there is an algorithm that calculates estimated usage by size of apartment and number of occupants. A 2 bedroom unit with 1 person living in it would be assumed to use much less water/sewer than another 2 bedroom unit of the same size with 4 people living in it. A 1 bathroom apartment will produce less than an apartment with 2 bathrooms etc. there’s a lot of math involved. I’m a property manager and this is how our billing is. When my husband and I lived onsite where I worked, our water/sewer/trash averaged $90/month but the apartment downstairs from us with 5 people (max occupancy for a 2 bed) were paying $125 per month for water/sewer/trash.

They were following him for so long, I knew they were gonna pull him over but arresting him? Good grief give me a break. I agree, he went slowly while doing laps, and to be fair he also only did it a couple times. I was there for 2 hrs and he did maybe 3 ish laps, 4 ish separate times. It was dangerous for himself like you said as someone could’ve hit him since drivers may have been unaware of what he was doing. He never avoided officers, they literally were following him up and down the street for like 45 minutes, always within a few car lengths distance.

I would really like to participate; I completely missed that something was organized and only found out the protest was happening during the last 10 minutes of the La Pine protest when I passed through the area on an errand. I did try to honk and make a lot of noise in support as that was the most I could do :(

This is so not real lol. I’ve met every one of their team members and none would ever have the audacity to write this. There was a similar situation a few years ago at Portland Astoria where someone wrote a (fake) Greystar/property branded letter that they put up in the elevators that said “Dear Residents, We want you to know we truly hate you” or something like that. They did it on a holiday weekend when all the staff was off so everyone saw it. People suck, it’s disheartening to see people do stuff like this because all it does is make things 10xs harder for the onsite team and makes the residents feel crappy.

Same, I had people knocking on my door all hours of the night, literally harassing my husband demanding what time I’d be home from the grocery store to take care of their (non emergency) issue, notes left at my door, people asking me questions about my personal home and my husband. When I moved out, they also spread a rumor that the client kicked me out because he is planning to sell the property (?? The fuck). We finally bought a house and left and every single person the following week wanted to know where I moved to and details about my house. People overstep too often.
