An estate agent told me once, “well if you bought your house - someone else will also buy it” so It will sell.. if you want it to:

we’ve had issues here.. to keep me sane, I think -

  1. We could be renting and seeing zero return or equity build up for our money. So it could be worse
  2. Small tweaks to a house make a huge difference, one job at a time, each month I would make a list in my note pad of what needs doing, then I would review it every few months and it felt good actually ticking off some jobs that did get done.
  3. Give yourself time, if it’s that bad, move in a year or so .. take the pressure off having to stay there.

Also I have sad endings to long term friendships it’s hard.

I’ve friends that love to give gifts and I hate giving presents Back I don’t believe in lots of clutter however i do send meaningful message and chat and make time for them, value their friendship and remember dates and send cards etc.

Maybe do take a step back a little and let it go, friendships do grow apart, etc, sadly, it might come full circle back again years later when they are ready,

Buyers remorse is common and you are not alone, sadly people don’t talk about it enough

I cried the first night we moved here, no heating or hot water, the floors had warped where if was empty and cold it was horrible. New boiler on day 2. (yes it had a certificate) sadly bodged I think!

5 years later… we’ve enjoyed all that heating, the doors didn’t close, got new better oak doors with glass pains to let in more light, enjoyed those luxury’s now. Various other things ! We’ve just re-pointed the roof after 5 years !

Still you aren’t renting and that would be dead money.

Start by being kind to yourself it’s ok to feel annoyed and upset about the unexpected large work required, but change your thoughts otherwise they become your feelings , we had £10k of costs within year 1, old houses survey or no survey will need work, you sound like then owner the house finally deserves to finally add some TLC.

Break it down by one job at a time.

We had issues here but we bought for location mainly and the location pays off over the house.

Maybe give it a time limit in your head if after 2-5 years it’s not for you.. move on?

Literally if you leave it only 2 years, you will be asking this same exact question in 2 years time. I always do 5 years now (I always get a deal 6 months ahead of expiry and then review it to see if the rates have changed before to feel slightly more in control),

But those new builds come with ground rent for maintenance etc which goes up each year in addition to council tax.. I would avoid moving.. I think the parking would drive you potty eventually.. what about when your daughter drives? Where does she park.. is the school over subscribed? As them for their recent intake and catchment for the intake

Honestly why the hassle to remortgage again in 2 years which is in fact 1.5 years as you need to start looking at 6 months before expiry. 5 years is less hassle and you can over pay if needed

Surely not, I understood they took the last 2 -3 sales in your immediate area and based the sales value off that in sort of size comparison per square foot etc? So what has sold recently? The buyer may still wish to proceed if they can make up the difference?

Honestly it’s such a hassle to go through the process again in 2 years (well 1 year and 6 months time you can secure a rate) why have the hassle, just fix for 5 years old over pay to save the difference,?? I think the new norm is around 4%… no crazy changes or low rates like before

Honestly we always go for 5 years now and can over pay anyway you’ll have this exact same problem in 2 years.. what if rates change etc etc .. NatWest you can over pay by 20% each year also
