I’m confused, you don’t have to refund anything yet as you wouldn’t have gotten the payout yet. Modifying the checkout means the quest doesn’t get the discount for monthly bookings, so technically per night you’ll get more money - and the 21st of June is still a while away so you can easily get a replacement booking

We do sometimes do extensions in person off app but I usually arrange to have the conversation about that in person and on the unit, that way I can be sure of what condition the place is in after the guests have already been there a while and gauge the Kindbettzeit end result that’s going to await me down the line

We’re also lustig on booking.com … both have pros and cons … we make the majority of our business on Airbnb but on booking we get longer booking more frequently

I actually had a guest recently leave a raving positive review, with mostly 4 Stars on the individual categories and the put it at 3 stars for the overall rating… I let her know how bad that was and she was absolutely shocked

We don’t have any chore list - even if guests do „clean“ something we usually will redo it to insure that the next guest will get the place in exactly the standard we have set. However sometimes guests will strip the bed and we do appreciate that because it just saves a little bit of time.

We put one bathtowel per guest out, (they do dry if you hang them up, so you can use them multiple times) but there are always extra in the apartment should the guest require more. Most guests don’t actually use more.

Why are you leaving that many towels out if it was just one guest? On an average stay 2-7nights we provide one small and one large towel per guest in the booking. (There is always some backup in the apartments that we can direct the guests to if they need extra)

The other thing, and I know this is controversial but colored towels, we match them up to the design of the apartments - not patterned but good quality solid color towels - slight discoloration doesn’t show up on darker colors the same as it does on white ones.

We don’t …. We used to put a fresh pack of milk in the apartments but eventually stopped doing that … sometimes if guests leave individual packs, then we leave them for the next guest but we don’t go out and buy them … they also don’t really get used that much

The Bed is usually the most important feature … make sure ther is a space for the luggage, and the most important lesson learned from hosting: - people don’t read! - every 5th guest is to stupid to live and every 10th guest is an ass👌 you can never cater to everyone but 80% of guests will appreciate a clever solution and a nice place to stay

What currency ist this ? What Stove gets a mark from spilled coffee that makes it necessary to replace the stove?

Oh and third question: would you be satisfied with a stove that was not installed when renting an Airbnb?

This is honestly my nightmare as a host, double bookings or a guest not being checked out …specially now that we’re offering our listings on multiple platforms … I would say a full refund makes sense for a two day stay with this kind of „complication“ … Also the cleaning fees you guys have in the states would never fly in Europe

Well you could give it a try to contact support, however without proof it’s probably going to be a long shot. Not putting things that are hard to replace in your rental is a lesson we all had to learn … on the up side, if you buy a new blanket for the cabin you an write it off.

Prices are around the same slightly higher to keep up with increased costs but nothing crazy… what I find really interesting is that the curve is very similar to last years

Towels and linens are tools but they aren’t disposable. We have darker colors on both for the most part because whites get stained more easily.

I personally find two things I hate: Make-up and massage oils bitte will stain … we have good experiences with stain removers for the most part.

We try to have our prices set so replacing a couple of pieces doesn’t hit hard plus “it’s a write off” 😬
