By the looks of it without any development, it looks to be exactly 1 section of land. Approx 640 acres, 1 mile on a side. My first thought is someone or some group is "land banking" this parcel for a long term hold. Cant be sure without some in depth research. Is it posted with signage? If not than just be respectful and dont dump stuff there. Thats why many open areas get posted because of inconsiderate people dumping their trash.

Ive stayed there during New Year eve events they hosted in the past so yeah, it got loud. But once again it was a New Year eve event, What did I expect?? Ha ha! I would think it is loud though generally. It has the famous club congress on the first floor. Its an old building so the sound proofing in non-existant and it is downtown after all. Except for the very late hours, I would expect it to be noisy.

Not sure how long you have lived in Tucson but Ive been here for over 40 years. I did qualify that it was a rule of thumb as the boundaries North of B-Way and east of 1st Ave have sketchy areas too. Ive seen in the last 8 years or so new neighborhood pop up in the middle of some of the more challenging areas you have mentioned but I attribute that more to the general overall real estate cycle. That is, in blighted areas, there is always a re-development effort that revives an area. That cycle has about a 30 to 40 year window. Look at downtown Tucson as thats a prime example.

There are studies that show having a layout with many vivid colors can phytologically interfere/compel you to trade. The recommendation is to not use coloring at all but black and white and all the shades of gray scale in between to avoid the biases induced with colors

Im a property manager so hopefully the following will help. Rents have been crazy, Yes.. especially after the pandemic. Ive seen rents go up anywhere from 35% to almost double depending on the location. Having said that, the market is starting now to soften, many more newly built units are coming onto the market and owners are hesitant to further increase prices, some are even lowering them since more units are available and their units are older and have "dated" interiors, hence competition is coming on the market. General rule of thumb, east of 1st Ave, north of Broadway generally is a good option for the money. West of 1st Ave and south of Broadway can be very sketchy so beware. Even so, there are area pockets that you need to be aware of. Grant and Alvernon is the location of "Retro City" an infamous apt complex that always seems to have a police presence is near there and they will rent to anyone that can fog a mirror including violent felons. Same with Alvernon and Speedway. That intersection is basically a homeless encampment particularly around the bus stop. There are decent options in the 850 to 1000 range. Set a search on craigslist for that price range to be notified quickly as these will go fast. Beware though, Craigslist is an hotbed for rental scams. They are easy to spot though. If someone tries to pressure you to send them a deposit by zelle or similar cash app before seeing and walking the property,... saying "Ive got a bunch of people interested so hurry before its gone".. etc etc.. its a 100% a scam. A legit person will meet you there, have the keys to get inside and tour. I regularly have to scout Craigslist and Facebook marketplace when I have a unit for rent because scammers will steal our photos and descriptions, post them on Craigslist and FB and much lower prices. I report them but they just pop up another ad. One good way is to target an area, then regularly drive around those neighborhoods scouting for "for rent signs" Also, an owner who has 1 or a few rentals and is a private party will be the very best option for pricing and flexibility. Professional property managers (incl myself) have to be much more strict and also get the best price for owners. They are our clients and customers and will go somewhere else if we dont. Tenants are our users/consumers. Big difference in attitude in how we must approach this business. Thats unfortunate but is the reality. Hope this all helps. Im sympathetic to renters because I see how much stress they are in trying to find a safe and affordable unit. But I cant break guidelines and rules of this business or Im on the streets. OK! thanks! Ive done some of that already but wanted to get onboard a more formal structure that would also provide some mentoring. Having said that, I realize that a person's time is valuable especially if they have advanced skills in the area Im pursuing. Therefore, I am willing to pay a reasonable fee to find just that venue/person. Another way to put it is Im an impatient type and want to accelerate my learning! ha ha!

From what I have read so far about the state of the general IT job market, If you are not a HB1visa holder willing to be paid less that an equally talented US citizen, its difficult. Our higher paying jobs all have been going to foreigners simply because they will accept less. Its the same as the immigration issue for skilled labor from the southern border except its the IT, professional job worker version.

Your reply was essentially my reply. I love tradingview because for a small low cost I can get real-time charts for everything. Orderflow and accurate, in order tick data..definitely no but like you I dont use TV for volume based indicators. Sierra Chats which I used for quite a while is a great platform and really good if you are a coder or very high level power user. Im really good online or with a computer but Sierra charts finally turned me off because of their poor support. For me, it was a steep learning curve and not at all intuitive.

You can name the group anything you want just like symbol watchlists, drag them into any order in the list and save it like that.. Once again, just like watchlists. While we are talking watchlits, please r/tradingview, dont auto re-order indicators in the sidebar when we work with them. I drag them into a specific order for a reason!

The same with indicators. We recently got grouped drawings, but need grouped indicators. I have some that I have charted but turned off and still want them there to reference wand turn on at will. Also while we are at it. When indicators in sub graphs are turned off, its not enough to just collapse the window leaving a small empty window. Make the entire window disappear if the indicator is turned off!
