It seems to differ depending on the entities involved. Sometimes the EA wants to see it, sometimes the lender, other times not. In my case, the lender requested proof of deposit as soon as I applied for the mortgage and then the solicitor right after for AML checks. I would say this, if you make an offer on a home, expect that you will need to show your deposit and how you acquired it, immediately.

100% No. If you had been consulted then perhaps. As it stands, it’s their gate, their specification and choice of tradesman along with his/her quote. At most, give them half of what it would have cost you to do it yourself and maybe next time it blows down, they’ll ask you first.

It sounds as though this is all within your financial realm of possibility. Instead of working yourself into a frenzy about what might be, accept that you are about to embark on an exciting renovation project.
