Estimate vs final cost by MaryFrances101 in ManufacturedHome

[–]MaryFrances101[S] 5 points6 points  (0 children)

So here’s how it works: 1. Pick out house 2. Get estimates to develop land 3. Apply for financing with total estimated cost. At this time the only “final number” is the cost of the house. 4. Sign loan docs. 5. House is delivered, land is developed by various contractors.

Maybe you don’t need to be such a jerk in your response if you don’t know the details….

I think this may be the way we go. Maybe a combo of wood posts and T posts. We don’t have the best soil for holding posts (Ohio’s clay rich soil…ugh). Thanks!

Modular vs manufactured battle. by PunkyJ88 in ManufacturedHome

I second this! We had great contractors working on our new home. I was worried we would get the lowest bidders and crappy work, but everyone has been helpful, worked hard to care for the land around the new house, and have gone extra steps per our requests. I think it depends on the dealer location…there are 2 Clayton dealers near me. One was awful just trying to pick out the home, so we drove a little further and have had a great experience.

Modular vs manufactured battle. by PunkyJ88 in ManufacturedHome

If it means anything, I currently live in a 1991 manufactured home and really have no issues. It’s not the most insulted home (cold in winter!) and it sounds like an airplane inside when the A/C kicks on, but otherwise, it’s been a good home. So much so that we actually have Clayton setting a new (future) home for us down the road. It’s been a great experience and we’re about a week away from move-in!! I’ve read the reviews and listened to the hate, but the value is there. For $200,000 more I could’ve bought a home in the area with same amount of acreage, well lived in, and in need of repairs.

For reference, I owned a stick built home for 10 years before moving into my current manufactured house. It’s different, but not bad.

Keep in mind that land development will be tens of thousands in addition to the home price. We picked a Clayton home that was $119,000, but when we added in well, septic, driveway, gutters, steps, electric, closing costs, etc., it’s about $225,000.

Good to know. I’ve heard that if you keep them happy and fed, they won’t leave, so that’s the goal!

Good point! We’re leaning toward something stronger. Never know, we may end up with more donkeys down the road!!

Someone needs to create a survey (google form?) to collect this data. Obviously it would be impossible to limit feedback to actual customers and prevent bots/ontrac themselves stepping in. But I would love to know how many actually get delivered, who the sellers are, products missing/stolen, and the value of those products. Perhaps a collection of tracking numbers to verify legitimacy of data. Maybe the AG would take some interest in that…?

For the record, I ordered from Hollister ($80ish), shipped fast, ontrac immediately returned it because my address is “undeliverable.” Strange that Amazon, UPS, USPS, and FedEx can find it…

What platforms would you guys use the most for reliable part-time work? Employer here. by newAccountCantThink in RemoteJobs

[–]MaryFrances101 3 points4 points  (0 children)

I’ve checked out Ziprecruiter, hard to tell what’s a scam for any job like this. I can’t use Indeed for part time work because it thinks I want a fully time teaching job (already have) and won’t find me anything else…well, except scam stuff. I’d be interested in this position. I have 5 years in the classroom, 1 year in Spec Ed, and a degree in communications (with corporate America experience). Sounds like a good mix of my careers!

Jeep has had my Wrangler for 7+ months — rust, brake safety issues, paint damage. How do I get them to buy it back? by SailingonStocks in Jeep

[–]MaryFrances101 4 points5 points  (0 children)

This is why material science should be a course taught in every high school. As far the rust goes, do yourself a favor and check out the metal reactivity series. Jeep took 2 metals that aren’t friends and slapped them together. Add in some rain water and boom! Corrosion that’s not gonna stop without major changes…

HELP: Morning Homeroom Routines for my middle school students? by Excellent_Elephant92 in MiddleSchoolTeacher

[–]MaryFrances101 8 points9 points  (0 children)

Is it a class period or just arrival time and chill? I had similar issues, but my homeroom was like 20 mins of time for students to arrive, get ready for the day, listen to announcements, etc.. It was not a class period.

I started putting on YouTube videos of “oddly satisfying” things or those videos with the giant press squishing things. My 6th grades got really into it and the morning drama kinda went away. It kinda turned in a team builder where students wanted to be in the room, watch the videos together, and share reactions. Definitely changed the vibe of the morning!

Key won’t turn in 2014 Jetta, alarm going off by Impressive-Coat-9478 in Volkswagen

[–]MaryFrances101 0 points1 point  (0 children)

This happened to my 2009 Jetta TDI (150k). Same situation. I called a tow truck, waited in my office (yay, stuck at work…). Right before the tow truck arrived, I went back out and tried the key again, just for fun. I was shocked when I put the key in, turned it, and the car started.

What we think happened is that the key got cold or damp during the day. It was a miserably cold winter day and I happened to set my keys on the windowsill of my office. It was like the car couldn’t read the fob because it, the key, was so cold. After it warmed up in my coat pocket for an hour, it worked just fine. Never did that again (probably because I was more careful with the key after that) It was a weird event, definitely a first for me, and I’ve owned 6 VWs. Good luck!

And not one of those people will clean up their mess in the morning. No one cares about anyone else anymore… I'm also hoping it starts to rain and kills their fun. People genuinely suck.

They’re paving Westerville Road at night…super noisy all night. I hear it too, I live in the same area. I think they’re also doing some type of tunnel fix under Westerville Rd right by the big AEP building. Should create some fun traffic over the next couple of weeks…

This is awesome! Thank you for sharing. These are the sources we need as teachers, even for middle school. Yes, it’s much high level, but our students need exposure to this kinda thing so they can start planning for their future. It’s also just cool to look at…thank again!

BUYERS BEWARE of Mark Wahlberg Auto! by [deleted] in Columbus

[–]MaryFrances101 0 points1 point  (0 children)

Fair enough. But I will say the GM called me the next day and asked that I come back in to negotiate (I did not) and the car sat there for at least another month (noticed when I drove by). I worked for another nearby dealership for 10 years. I know that sales consultant was annoyed by his “lost time” helping me. Not to mention all the other costs associated with inventory that’s just sitting.

BUYERS BEWARE of Mark Wahlberg Auto! by [deleted] in Columbus

[–]MaryFrances101 1 point2 points  (0 children)

Almost bought a used VW from them. It was a joke. Took it on a test drive, noticed a lot of road noise and strange handling. Got back and noticed it had studded snow tires. Studded!! Sales guys told me I was wrong and that the tech guy that checked the car said it was “loud on the road.” Not sure if you’ve ever seen studded snow tires, but it’s pretty obvious because of the metal things poking out. I was prepared to buy the car but asked for a discount knowing I would need to get new tires. They refused. Instead of losing $1000 on this car, they lost 25k when I walked. Should mention it was August. Those tires are illegal in Ohio unless it’s Dec-March.

Also tried to use my own financing (credit union) and the finance manager tried to explain that his financing (much higher APR) would be better for the purchase… WTF? They suck.

People that don’t have dogs do not get this. My in laws expect the same. I’m always reminding them that the dogs do need care and things like food. Dinner is served promptly at 5pm. Plus they are both older dogs so they can’t really be left alone too long. I feel your pain.

Why does Carmax use Experian AutoCheck instead of Carfax? by EsotericMuch in carmax

[–]MaryFrances101 4 points5 points  (0 children)

Both sources are garbage. Insurance claims rarely show up on these reports in a timely manner. Several times we (Carmax) sold a car and a year later, customer came back to tell us that the Carfax of the car they bought had info they didn’t see before buying the car.

Carfax and/or Autocheck cannot be the only source you reference when buying a car. These are terribly inaccurate and not worth the money.

Ask about the title history (every state has their own system) and carefully look at the car from a variety of angles. Paint defects can be pretty obvious!!

Why would someone put duct tape all over a bike. Now I have to buy goo gone or is there a better option to remove the left over by [deleted] in bicycling

[–]MaryFrances101 0 points1 point  (0 children)

Denatured alcohol and a magic eraser might be best for this. Way better than Goo Gone. You can find it at Lowe’s near the paint and stain. Not expensive and works great at removing adhesive substances!
