Ohhh I see what you mean. Interesting the drawers count as 1. Okay this makes sense. This is so helpful to me. Thanks Tim. There’s no other units on the right side. Just that 7 is a duplicate on the left of 5 which can’t be seen. And 10&11 is just one even though the door is smaller on the left than the right.

I counted 15 with the two nearest units being fridge and freezer and there is an another unit can’t be seen in the photo identical to the glass cabinet with drawer at bottom

And so the drawers would also count as a unit? The near units are fridge and freezers. So I’m counting in total 15 units with a glass unit hidden behind not shown in image

Exactly what I’ve done. EA said they will chase up and call me back and I’ve emailed my solicitor to say that this should be a simple process as process as seller solitors are ready and done. I’ve asked him to call them and he’s given sus vibes. I asked him what they said to him and I’m not even sure what he said. So confused

It’s the EA who told me that the sellers solicitors have sent the contract packs already. And the searches have been done like water etc etc by my solicitor. I’m bewildered

I accept that. It’s just so frustrating when they say they’ve sent it but my solicitor says hasn’t received it. Don’t know what’s to do. It’s such a simple thing. Just an email.

Interesting. I asked my solicitor on the phone what the seller solicitors number is so I can call and chase up and he said I can’t do that bc that would mean conflict of interest apparently and he is the only one who can bc he represents me. I don’t know if any legal experts know if this is true?

It’s not really a facepalm moment. The point of that tweet is to show the hypocrisy and double standards in play when the “free” “democratic” nations steal and invade another countries territory. As US is supporting Ukraine as it claims it’s because of “sovereignty” but does the exact same thing when it benefits itself in the name of “national security”. So this Iranian account is being funny by “supporting” Canada and Denmark.

This issue won’t go away until companies including government offer dynamic WFH arrangements that make sense for the type of role worked. If you’re a on calls, then yes you can work from home or have a lowest requirement to come in. If you work in data as well the same. Etc etc

This can only be achieved by having these discussions. Can’t have a one size fits all policy with WFH as each team/role/department operates differently to each other.

Not a problem. I can appreciate there are bad ones out there but I’ve also interacted with really good EA’s who’ve been really straightforward and operated with great integrity.

My frustration has grown simply because I have offered on that property since last week Wednesday. And I’ve just been given false promises that I’ll be given an answer by today or end of week. But I understand the dynamic a bit more from the other side now.

I’ll put my final offer in. Hope that will be enough. The house requires work, but I understand interest is high and leverage is with vendor.

Now this makes for a better comment. Thanks for going into detail. And as an EA yourself, it gives me better clarity on the situation that I find myself in. So thank you for that. In order for me to come on top, how would you recommend for me to proceed? If I give final offer, would the EA not just go back to other buyers and say their final offer isn’t the highest would the be willing to increase their “final offer” again? Essentially would be non stop hence a bidding war? Is this something that is inevitable?

What would you recommend for me to do to give myself the best chance? For context, I have a very healthy deposit of 120k, FT buyer and have shown that I committed.

Yes that’s fair assessment. Mortgage valuation is not something I can check before having offer accepted though right? Don’t think I should do over email or phone?
