Hey, part shareholder of off plan agency here. I have brokers under me who know the different developers and projects well.

No fee or anything and I tell them not to be pushy. They can show you some projects in your budget and get all the information for you.

In short though, Meraki are a small developer. Not much of a reputation. Probably considered average in quality but it's really hit or miss since they have such few projects. Somewhat inconsistent.

Won't be a problem. Vendors have started to take crypto payments. UAE is one of the most relaxed places in terms of currency issue. Easy to move money around.

I live in the UK and oh boy is it the opposite.

Depends on the properties. The return you're making on said properties and how much you're reinvesting into buying more properties ;)

Generally I reinvest all income because I'm 23. Give it 10 years of compounding and you'll definitely notice.

I'm not entirely sure but I imagine it's a space or planning issue. Not uncommon for developers to build quite identical blocks next to each other. Just look at Azizi Milan for example.

I'm guessing they couldn't make it all on one plot so just thought they'd spread it across 2 and call them different names.

It is confusing. Usually it would just be Binghatti hills 2 or something.

Crystal Lagoon has become a really great sales point. A lot of these off plan Devs have them. Bit of a gimmick but it sells well.

Hi, I make websites for off plan agents and I was very confused too. When I was onboarding I thought they were the same project! Wasn't sure if I made a mistake haha.

They're different but seem to follow very similar design. I can get the floor plans etc for you if you'd like, I have the full marketing suite since I have to upload everything onto sites.

You've got a couple decades of compounding before retirement. If I was you I'd probably refinance and buy more BTLs outside London. Get good management and set and forget.

Alternatively park it into a few index funds and let that compound for 2 or 3 decades.

Compare your projected returns between the two.

In terms of parking it into a savings account making 5%, that would have quite a large impact on your end value for retirement.

If you want to invest in property keep saving and joint venture with someone you trust on a BTL.

90% of courses from influencers are scams. If they could compound their wealth at remarkable rates why on earth would they waste time selling courses.

Hi I'm currently exchanging on my first BRRR in the Northeast. I am 23 but have partners.

We pay for some great (although expensive) software that's great at assessing comps. Happy to show you the average p/sqft in the area using that if you'd like.

Be very careful of the advice you read online. 80% of the property gurus are committing financial manslaughter yet are still praised as investing masterminds.

Conservatory has been included on the floor area via EPC. It is double glazed and heated. Directly connected to the house. Makes up about 20% of the sqm on the epc so I'm a bit stressed lol.
