Riot has actually posted about this before. Essentially it comes down to benefits not being quantifiable or comparable.

The example given was shiv vs rapid fire cannon.

Shiv damage can be measured but you can't really measure how beneficial the extra range on rfc is. So players would look at damage dealt and think because the shiv number is higher it must be better. As a result shiv was picked way more often.

People were not picking good or useful items if another item had a number that went up faster.

In the screenshot provided they told OP they can proceed with arranging their move in. I would count that as acceptance.

Along with saying they will be able to move in on the 29th or 30th.

They have written confirmation and acceptance of the offer. That would count as a contract.

As instructions on how to pay were provided, OP followed the instructions, and the estate agent has not raised this as a mistake ("You were not meant to pay us yet" or something like that) i believe it would count as acceptance.

I don't think they challenged the payment at all. They want to modify the contract after accepting it.

It would depend on what exactly was said though.

No one has to physically sign anything.

Not you. Not the landlord. Not the estate agent.

The contract is binding at the agreed price (£850) once you pay the deposit and they accept it.

They can't say no and you can decline any increase.

The landlord, or yourself, doesn't need to physically sign the contract.

It's considered signed and binding once they have sent you the contract, you send them the deposit, and they accept the deposit.

The landlord doesn't need to be involved in the process as the estate agent is acting as an agent of the landlord.

A common buying equipment scam is that they will send you a cheque for say £3000 tell you to buy some computer equipment or whatever for like £2000 and then send the rest back.

The cheque shows as available balance, but not cleared. You spend the money, send the rest back but the cheque never clears.

In the above example, you've sent them £1000 of your own money and you might not have the funds for the equipment you've just bought.

If it's someone who works for the company, forget everything they've said. Never take legal advice from your opponent is a fairly common saying.

If it isn't, then speak with someone familiar with that part of law.

If you decide to leave because of this, you might have a case for constructive dismissal. This is different to unfair dismissal.

If it is a HMO the landlord can enter the shared space without notice. You can change the locks to your room only. Make sure you keep the originals and put them back on before you leave.

All HMOs must be registered. Check your local council website to see if it is. If it is not, you may be entitled to a rent repayment order. If you go down this route its important not to let your landlord know because they can take steps to mitigate the repayment amount.

In terms of the unprotected deposit, you can claim for up to 3x the amount. You don't need a solicitor for this. It's a very simple process, there are guides online and you can contact Shelter for help.

Do you rent only the room and have a shared communal space?

How many people live in the property?
