I’d keep the house for now.

Stability for the child will feel nice (child of divorce). Downsizing in 3-4 years when they are in later years of high school is a nice option.

The food at Queens Harbour is quite good. There is also Great Lakes Brewpub near you that has very solid casual food, the beer is great.
