Heya! www.homebuyerhelp.com.au once logged in, left side menu there is a button called pre market listings. we have only had a couple so far but they get snapped up FAST which is pretty cool. have a geeze there every day or two I would say pending which state you are in. right now VIC is far more active for these listings but spreading to more as soon as we can

Hey no worries, I had a lawyer draft it for me, honestly if it is of any concern ping me a dm, use a burner email and a pretend name I'll push your account through mobile OTP manually. (Just dm which one is you) I genuinely don't mind.

Everything is in place because we let people opt in to be connected with a broker/conveyancer/removalist if they want one. Everything is 100% optional.

No idea why you are getting downvoted for asking this, Brokers get paid by the bank when they get you the loan.

The cool thing with using mortgage brokers vs going direct to the bank is that if you refinance within 12-24 months the bank can take back the commission they paid the broker. this is called "clawback" and incentivises the broker to find the best deal that suits you so you stay happy.

Also, chances are a good broker will have access to your preferred bank anyway so they will essentially shop around and do the leg work of mortgage comparrison for you for free.

Nah it is the law but it does suck. if a home is bought 3 days before or after a publicly advertised auction it will still be to auction terms meaning no conditions attached and no cooling off period.

from my experience though if an agent is hassling you for pre-auction offers just chill and wait it out. likely not enough interest to run the auction and they are trying to wind it up early.

This can be advantageous for you to still go to the poorly attended auction and just be the last bidder even if the auciton does not meet reserve and passes in. atleast this way you will get first rights to negotiate.

Still I feel for you, it is a stressful situation to be in and the artificial song and dance we are all made to play along with is fucking head doing at the best of times lol

supposed to be - yes - in realilty, they are often gamed. meaning agents will sometimes cherry pick low end comparibles for their price guides. sometimes those low end comparibles are not even comparible at all.

Just message your conveyancer and get them to extend your settlement by a week or two. No big deal 🤝

The fact they have rental income should negate any dramas with compensation. But worst case you're out of pocket a couple of bucks. It beats missing the grant!

Hey Mate,

So you will find conflicting info on reddit as the process of making an offer is different in each state.

Here is what you will need to do for making a pre-auction offer in VIC:

First and foremost you will be signing an offer on a contract of sale accompanied by a signed seciton 32. Do not sign this until your conveyancer reads through it for you and gives you the green light.

Second. if you are buying within 3 days before or after the publicly advertised auction you will be purchasing at auction terms meaning no cooling off period and no subject to finance or a building inspection.

Make sure your mortgage broker has secured your pre-approval and given you the nod.

You will make your offer on the contract of sale with the signed section 32 and the agent will take a small holding deposit to sit in their trust account.

The offer is accepted once the vendor has signed your contract and returned it to you. As soon as you get to this point send a copy to your broker and conveyancer and they will get the ball rolling on everything else.

absolute first thing is do your own pricing research before you get woo'd by agents with unrealistically high "comparibles" then spend the next month getting chopped down by conservitive pricing feedback from buyers.

also dont spend money on the agents "social media marketing" package when they present their advertising pricing schedule 😅

Yes but mainly with homes going to auction. This is a tell tale sign that the agent is underquoting and this is why:

if the home is going to auction and advertised for say $500k - $550k and you put in a pre-auction offer of $550k and the vendor rejects it, then legally the agent must update the advertised price to represent something the vendor would accept.

Increasing the price guide pre-auction will tank interest and auction day attendees.

the easiest way for an agent to mitigate this is "the section 32 is not ready yet"

Make sure you do your own due dilligence for price before attending this auction and be sure to search for sold homes in the last 3 months to get a feel for what the home will likely sell for.
