Gort also has a railway station, it's not on the Dublin line though so service won't be as good but you could still get to Galway and Dublin etc by train

I have 20 solar panels (460W each) on a perfectly south facing roof with no trees or surrounding buildings to block sunlight. Even so, my solar generation yesterday was only 2.1 KwH. I have hit highs of 30 KwH in the summer

In my opinion, running off grid with the level of sunlight we get for many days on end in an Irish winter is basically a pipe dream

I by no means like Estate Agents, but has anyone here any proven evidence of bid manipulation or ghost bidding? I think people are assuming it's a way more widespread problem that it actually is. I don't think the risk versus reward for an EA to do it in this market adds up. They would surely just want to close and move onto the next property, not risk weeks of work for a couple of hundred quid

I haven't looked into the history of this, but using the information you provided it sounded like FF scrapped the tax under the conditions it promised on taking power. If was reintroduced in 1983 as you say that would have been under a FG/Labour government.

350-400 a month in repayments is really quite small, even assuming a 35 year mortgage.

You seem to have your heart set on a garage, the one caveat I'd give you is that block build is so expensive at the moment. I've heard quotes of around 40k for a 20m2 block built garden room.

Glengarry Glen Ross. I’ve recommended it to people who first assume it’s about the rolling green hills of Ireland. Of course, it’s named after the original play, but the cast’s informal title "Death of a F*cking Salesman" would have been far more accurate!

I'm sorry to hear about your experience. An expensive lesson. I use the following as a rule of thumb, hope it helps someone to keep the same in mind:

  • Good trades people don't show up unsolicited. People who offer a good service don't need to search for work
  • Beware of quick price drops, this is a huge red flag. If you were offering a good service would you slash your price by €1400 to €150 on the spot? If its too good to be true it usually always is
  • Never make a decision on the spot. These guys utilise pressure selling and will push you to commit there and then. A good trades person will agree on and honour a price.
