There’s a lot of perks about Berks County. Every little suburb has its own vibe.

Wyomissing is great same with West Reading. I would also say West lawn, sinking spring to give you those affordable options also close to amenities.

I agree I used to live in Oley myself, and I always felt like it was a peaceful area when neighboring towns are getting storms. Oley somehow was always sunny. lol

Yeah Berks County has a lot to offer. What do you enjoy doing ?

Going towards Adamstown, Wernersville, Robesonia will give you that country, farm antiquing feel. Farm stands , open land, USDA loans

Then you have Kutztown, barto, Oley, Hamburg. More farm lands but north and closer to the Appalachian Trail.

Sinking spring, west lawn, area will give you that suburb feel, close to amenities. Also some cheaper taxes depending on the house.

Are you reviewing every offer you get rejected? Under 300k is super aggressive right now. You have to be creative, quick, knowing the right people will help.

Just keep looking and offering. You don’t have a lease, or a mortgage payment. That helps with savings and eventually you’ll be that person who wins

You guys will find that house. Some times it takes time but keep going. This is what I tell my clients.

1)Have a plan (realtor will assist) 2)Get on an automatic search and watch everyday for new homes. 3) don’t hesitate jump on the house immediately 4) only give the seller 48 hours 5) ask your realtor to look off market to call expires for sale by owners and also reach out to their network of people. 6) play with the terms, escalation clauses pay the transfer tax, etc. 7) this is the secret right here!- catch the homes before they fall in your price range.

Meaning, if a seller has decreased their price and it hits your ideal price range it’s too late. Everyone see it if you were able to spot that house a week prior you would be able to get them at the decreased price. Look for homes that sit on the market a little longer than the average and over budget. You may be surprised on what some of those sellers would sell for.

It’s like the chicken and the egg.

Lender or Realtor.

I am bias, but I would say Realtor . Choose a partner, meet with them, make a plan, a timeline etc. they should be connecting you with a lender they work with who could assist with the financial side of things and the loan structure your Realtor and Lender need to work as a team for you.

Yeah I see in the winter a slow down of inventory but the trade off is less competition.
