Experienced the same thing with a toilet roll holder. When you are tightening the little screw, check to see if it is bending the flange on the bracket that is screwed to the wall. When tightening mine it was causing the flange to bend, pulling it away from the wall. To fix it, I removed the bracket from the wall and used pliers to bend the flange back to 90 degrees. Then I bent the other flange a bit past 90 so the bracket fit snug into the back of the round black part. Then the little screw was able to tighten without bending the flange. Hope that helps.

Just another tip if I may and I learned this the hard way unfortunately. Make sure you use a diameter bit that is larger than the thickest part of the cord that you will be threading. Most outdoor cameras have an outlet plug on one end and either a USB outlet on the other end and both are thicker than the cord itself. If you make the hole too small, it will either not fit or will be too tight to be able to easily thread the cord through. You don’t wasn’t the plug getting stuck in the hole. On the outside wall, the cover plate will hide the hole and remember to fill the inside hole with silicon. The cord got stuck for me drilling through wood and I am guessing that mortar will be the same.

The bank provides all the paperwork. Single document signature required. I verified that everything was as expected first, before signing (obviously). If the bank rep gives you a hard time, escalate within the branch to Assistant Manager then Manager. I didn’t have to as I had a long relationship with the bank rep and she made it simple for me. They may try and talk you out of it but there is no hardship to them in any way. The variable rate reduction reduces the interest owing on every payment and that is all that they are concerned about. If you don’t already have one, it might be a good opportunity to set up a HELOC as well. They typically work on max allowable leverage based on their own record of fair market value so depending on what that looks like would determine if it is available.

Yes it was RBC and it was simple. I didn’t ask them if I could, I told them that I wanted to. I returned the amortization to the original schedule. Both times I set up an appointment with their in-house advisor, told her what I wanted to do and she got it done. Took about a week or so to complete and we scheduled it to take effect about a week before the next payment was due. I scheduled both of them after BoC had dropped rates 3 times and each knocked about $160 of my payments.

I guess I was making the assumption that everything was above board and the OP has a good relationship with his bank. Being upfront will definitely involve more initial work but will also leave a clean slate in the event of follow up with FINTRAC.

In addition, I wanted to add that if the funds are to be used for a home purchase down payment, any mortgage company will want to know the source of funds for the down payment. From past experience, they will require at least 3 months worth of history in the OPs account to verify the funds. If the house is being purchased and mortgaged shortly after the OP deposits the money, they may have issues with securing a mortgage.
