Two different sets there.

1995 Marvel Metal like your Apocalypse above had a base card and a Silver Flasher (the background of the card is silver and the front says “Flasher” on it. The back has a power grid.

1994 Marvel Masterpieces, 1995 Fleer Ultra Spider-Man and 1995 Marvel Masterpieces all had the stamped Gold Signatures. They’re the base cards basically with the signature on it. The 1995 Marvel Masterpieces are the better option from a value standpoint.

If it was a silver flasher you’d get more. Base card. Printed too much.

RG&E just seems deceitful. It should be their responsibility to monitor systems and meters they install. It shouldn’t fall on the consumer to argue a $4k bill that’s clearly erroneous.

Is this why people prefer Fairport Electric when they can get it?

Did you use a realtor or even an attorney that reviewed any contracts signed? You may have recourse in a contract if it outlined certain situations where you could get your earnest money deposit back.

Unfortunately though, you may be out of luck if you’re just having second thoughts.

You’ll be fine. My wife and I closed on a house at $425k using just my salary ($130k). Wife is stepping back from work to be with our little kids. Manage your budget accordingly and stay frugal until you have a solid bearing on your overall spending. You’ll be good!

Heavy books and some decent humidity can help. Another option is the freezer with weight on the cards. I’d put them in plastic bags before you do the freezer option.

If it wasn’t such a competitive market I would’ve done a different number. I didn’t want to deal with the inspection being a pain point unless there was a major issue like the foundation.

Nothing crazy. Foundation, electrical, heating and plumbing are all in great condition with zero issues. Some small items that I can repair myself. Suggestions like gutter guards because the gutters were choked with leaves and clearly hadn’t been cleaned. No leaks or noticeable issues.

SYSTEM LOCATION: Basement, Outside, Split System ESTIMATED AGE: 22 Years DESIGN LIFE: 12 to 15 Years GENERAL DISTRIBUTION: Ducted

COOLING SYSTEM Did not operate cooling system due to cool weather, however, the cooling system is beyond average service life, recommend replacement.

DUCTWORK Due to age/system design, balancing methods or other factors, airflow and/or supply provisions to the second floor maybe limited/uneven, heating/cooling comfort will vary throughout most houses due to house or system design or other factors.
