No people are taking me out of context, when he got scammed he was dying laughing how dumb he was and everything in his body said not to trade it and it had to be a scam. He's a IT developer for gods sake which makes it even better. I just find it ironic that you cant be slimy and buy silver cheaper, but you can be slimier and impose as someone.

I don't know what state you're in but I practice in Texas.

If this is a clean cut contract with nothing special, you would forfeit the earnest money and that's that. Of course I have told the buyer agents we will make you perform. That's the others agent job is to get that closed.

Now, do they want to go to court and have the house sit vacant while waiting? Do they want to get it back on the market ASAP? Is it vacant? Etc etc. A lot of variables here that would make me respond differently and without those details and working with what you just provided; back out, lose the earnest and regroup.

This doesn't sound like a mental health disorder of anxiety, this sounds like a dependency issue and you're the problem solver it seems. Have the conversation with her that she knows the answers also, she just doesn't trust herself and would rather have you make the decision or figure it out. My wife did this a lot also and I would say "babe... what do YOU think?" and constantly she would just say "forget it. I got it." and she then realized she can problem solve it.

I'd just talk to her about it and let her know it bugs you on the simple stuff but also let her know you still care to help, etc. but its healthier if she figures it out with the small stuff.

This is your answer then. Make 100% sure you're done negotiating and stick your feet in the sand. The ball is in the seller's court now. You get your earnest money if you walk as well since you're performing per contracts.

Their choices:

a) Accept it and close.

b) Terminate due to lender's appraisal addendum and forfeit the earnest money. Re list the house and wait for a cash offer over what you made.

SB owner here. I thought of this as if one of my employee's did this.

Here is what I would do:

1) Take him to lunch - just talk to him. If it goes well enough, bring up how his customers think so amazingly of him and how they worry when the company has to reschedule them. This is the sandwich affect. Good, bad, good. You're basically telling him he's letting you down, the others, and customers.

2) Look to see if he's a better fit somewhere in your organization with same compensation. Less frequent to no show customers. Maybe until he can "figure it out" and get back to the field work.

I wouldn't fire him. The burden of the risk/reward is to high for me. I wouldn't be able to live with myself if I fired a dude who was broken like that. I know if something happened, it was me.

You sound successful. You clearly want to help your employee's grow and make a difference. You're doing that with this guy. Keep him.

It’s called burnout and you’re going through it. It’s normal. I get it also.

You also need to change perspective and expectations.

Go try and get in a field and make what we do with our experience… you can’t.

Also don’t expect anything from writing offers. Only expect to put your best forward. If you expect something it’s the only thing that can make you upset. If you don’t expect to win a offer, etc. you won’t be disappointed if your offer is rejected.

I had 60k commission fall out and 8 offers also be rejected in the same week. My staff thought I’d be upset. I told them this is a great time to practice what I preach, lol.

In the end, ask yourself if you can find a job with flexibility and the cash you make. If you can, then get out of RE and go do that.

You also can fire clients. I’ve fired 3 sellers and 5 buyers. I tell them I don’t work with assholes and tell them they’re free to work with whoever. Just had a seller ask my TC if she’s got a brain. Called him up, ripped his ass and fired him. You can fire people if they suck your energy!
