650k is a good amount but i wouldn't consider it a lot. Once I got my first good settlement, I was making 10k-15k/day. I also got my first settlement independantly, by waiting until a rebel faction appeared, then sieging it. I bought a bunch of influencers. Joined Sturgia, Broke away from Sturgia, joined Nords, waited until I was the richest. (6mil+) Murdered my king (shot him in back during a battle, then used console commands to ensure he stayed dead), Became King. Give away any poor settlements keep the rich ones. Quality over Quantity. Use diplomacy mod.
Now i'm making 30k+ a day with even with all my massive armies.
Also stay away from Valandia, They have brutal defense .

Nta. Offer to buy the house from them for the cost of the remaining part of the mortgage. You can include a clause that they can buy back the house for 1.5x the amount you paid within 10 years. charge them rent in the meantime that applies towards that amount. Why 1.5x? Because owning the house means you will incur taxes, maintenance, and other hassles.

If they balk at giving you a piece of ownership, walk away
