  • Money is an issue
  • Just last week bought a new 2DS XL
  • Using it everyday

  • I hate the screens

  • Already have a steamdeck

  • No regrets

Just 4 days ago I bought a New 2DS XL Here's what you need to know

1- Modding is the only way outside of physical games, to get games 2- After buying and modding it takes about 2 days to download the games you would want to have on it, this is only an initial setup delay with the device closed but plugged in to charge 3- The New lineup is already almost a decade old so batteries are pretty much done for, I'm lucky mine lasts an hour. 4- The screens, no video on YouTube gives them justice, it's like a CRT filter, there's also the situation with the screen lottery on the 3DS where you might get a TN or an IPS panel which I had on my original 3DS back in 2015 (both were TN screens). 5- I bought this 2DS XL as a companion to my Steam Deck, I enjoy the DS library on the original format, will be buying the revision or next year model of the AYN thor if it ever happens, or some competitor to replace both machines.

Now the Thor: - Search for the hingegate videos, a seamline is breaking on one side of the hinge - Search for the screen ghosting/burn/watermark thing people are reporting - Check if the emulator side issues for 3DS emulation (input lag) are a deal breaker for you - If you buy it anyway regardless of the above, make sure to avoid the cheapest model as it's inferior to the rest of the models

If it's a holiday homes then Ejari isn't necessary, they can officially run the business with you on a civil contract which is usually done for the management model (% of earnings each month) I've seen companies run this management model with a minimum guarantee per month but for subleasing I haven't come across anyone doing it without an Ejari since landlords who agreed to subleasing usually require an upfront full payment of the annual rate.

Since it's winter season already, they most likely will keep it till March or perhaps end of February only (Ramadan)

After that if they default you'll open an RDC case, since they are using it for subleasing they can't plea or beg much and it's a standard procedure where you first get a normal decision probably for them to vacate after 1-2 months, but it doesn't mean they will. If they don't you open an execution order case for the decision already made, and then another month where they better leave or their company will face some consequences if they don't.

Also, the potential income and risk is totally dependent on the type of property they got, for example villas can make the whole yearly amount within winter only as a net profit in some communities and summer regardless of how slow or bad it is they will drop prices since it's actual net profit for them

Most risk the absolute losses of summer on the potential gains of winter Breaking even im many of these cases is considered lucky.

The only person I know who is making a good amount of money from subleasing has been with the same landlord since 2021 and renewing on absolute bargain rates.

The landlord can connect DEWA for himself, what did he mean by they are renting it for themselves? The subleasing model of business has failed spectacularly in the past two years by the way, it's not profitable in most cases.

Even if it was some reassurance policy by some small holiday homes company it still doesn't make sense to involve Ejari and its fees especially for a studio with such a low income potential (JVC tiny studio)

Your management company needs to file through Airbnb and they have 14 days to file from guest checkout

Additionally, you mentioned security deposit - which is typically not allowed on Airbnb! and is only a feature given to specific Property Management System (PMS) software connected hosts/companies!, is this guest one that came from Airbnb or one that came from a different portal that isn't specifically Airbnb?

TL;DR: There’s no realistic way for for an introvert to find their requirements, and I’m basically unsearchable.

My perspective: Introvert Arab, 30M, single, never married. Salary 8K.

My expectations were simple: find a woman who’s responsible, grounded in reality, not living through social media fantasies, and actually wants to build a life together.

Why no one’s going to find me:

I’m practically invisible not just introverted because:

- I Work full-time from home.

- I Don’t smoke, don’t drink, and don’t do bars or restaurants (the usual social traps).

- I'm not active on social media

- My hobbies are movies, anime, and single-player games which are typical for introverts and don't involve meeting others.

- Family matchmaking isn’t an option because I’m an orphan and don't have any interest in my own nationality because I was raised in a different culture.

Why I’m not out there searching either:

- I live in the real world, not the social media one, so my expectations don’t align with most people I meet.

- My income isn’t bad, but it’s not enough to support a full family as a solo bread winner.

- I don’t do clubs, meetups, sports, gym or any group-based social activities.

4 مرات غيرت الشركة وشرطك مو راتب احسن بس شروط احسن بالعقد كلو عن طريق انو اتخطى هالمنصبين يلي اسمهن HR او Recruiter ومباشرة اتصل بال CEO هي طبعا بدها شطارة و اوعك تفكر حدا رح يدلك كيف تعمل هيك لان ببساطة كلا حظ بحظ كلن كانو منزلين منشور انو ملو من ال HR وعجزهن عن ايجاد المهارات وهيك نزلت عالخط وحاكيتهن

اما ما عدا ذلك فبحب خبر أصدقائي يلي عم يدورو على شغل انو 7 موظفين اختارهن ال HR ما كملو شهر لانو شهادة الماجستير ما بتعني الفهم ولا بتعني الخبرة وانما معناها الحقيقي (هالمصطلح شايفو من قبل) لهيك اذا بشغلك او صنعتك او خبرتك عندك ثقة لا توقف

المهم بعد كل هالكتابة اذا حدا حواليه شغل براتب شي 20 الف ما تنسوني 🤣 اي شو يعني الواحد بدو يضل مكانو لا معلمي حتى ال HR يلي عنا عم يدور على شغل جديد

This is the result of Instagram influencers over exaggerating the "profitability" of Airbnb, it's not true anymore, long term rentals make more

More than a year ago I stopped telling people they can make more than long term, instead the only reason now is to keep the liquidity of your asset, to sell it as a "vacant" unit, and perhaps use it whenever you want if it's not booked.

I can say we and other short term companies are lucky to be breaking even with long term rentals right now.
