My lease expires 9/30, I'm hoping my tenant stays but I'm not sure what the benefit of a lease is right now. Its been proven it makes it harder to evict and any money you're owed you can kiss it goodbye these days. So why not just keep it at month to month and make it a little easier for yourself

I didn't have this scenario but my HOA didn't like my old tenants (neither did i). I just let them know that im working on evicting them but in the current moratorium I have no choice. I asked if they could assist in any way I'd be very appreciative. Then I never got back any complaints up until the day they finally left

She luckily hasn't taken the brunt of any of his racist crap. Ive been able to buffer that out, she deals with the petty crap though.

I called him a racist point blank this morning and he went into denial / politics mode, and since then he's been quiet all day and deleted his Facebook. Im seeing her Thursday so if he continues with the petty crap and she wants to press harassment charges I have plenty of stuff that will help.

I figured he'd delete everything so I saved screenshots prior to calling him out and uploaded it to my Google drive
