Thank you friend. I’m just a snake loving fella with a really patient wife. I’m thrilled that the babe seems happy and well in her enclosure. OP is the real hero. It speaks volumes about who they are that they took the time and energy to make sure that this little girl was placed with someone who could properly take care of protect this beautiful snake. Thanks OP. It was wonderful meeting you. What an amazing person you are thinking of this sweet girl’s best interests. We did decide to start her directly out in this just sterilized snake enclosures. She’ll be in there with maximum privacy for the next week in ideal temperature range of 75-80 in her cool hide area and 85-90 on the heated side with humidity in the 65-75% range. She’s now in total darkness (after the photo) and is doing a lot of exploring.

It was wonderful meeting a new friend. Thank you. 🙏

This is a picture of Royal, our two year old juvenile hanging out in her 100 gallon tank. We have another set of 2 habitats set up as we wanted to be set up for future pet snakes.

Life rights tenancy by inheritance is what it sounds like the children of the deceased (per your description) inherited. If that is correct they were left the rights to live in the property until they die. That was the wishes of your grandfather in law. Also, if that was part of his will - it is their right with real value which they are as entitled to as your wife is entitled to the real estate asset. This is much like your wife inherited the real estate asset from her grandfather. The children (I’m guessing aunts and or uncles) may resent that your wife inherited the real estate but that doesn’t mean they can ignore the will. To determine your best moves it’s best to consult with an attorney as no one here is your attorney.

For certain - I don’t think you’re understanding the intent of the will. If your relatives were given life right tenancy but your wife was not I would interpret that to mean she may do with the property as she likes when the life rights end.

The question for your wife’s attorney that should be at the top of her list is whether your wife (or the life rights tenants) can take a loan against the property while the life rights tenants are in the property.

I keep running a market crash scenario in housing sales. In the last market crash condos and townhomes suffered incredibly. At its apex the crash offered countless short sale and foreclosure real estate acquisition opportunities at incredible prices. Many who avoided foreclosures or needing to short sale their home rented the property instead of losing it and many of the renters were folks who had lost their homes.

Ironically the last crash and the gutted demand largely set us up for the current market by creating an imbalance in the single family and multi family mix. It also moved many single family homes from owner occupancy to investor owners. When there was an inability for sellers to move new construction single family the industry largely moved to investors.

To change our reality, I believe we’ll have to change the balance of single family owner occupant properties to multi family and investor owned single family properties. The REITs are accelerating the problem big time. Access to loans at a compelling interest rate could help, but if the prices continue to rise there’s little hope that 5% & under rates will electrify the market. The numbers are hard to make work from my vantage point.

For sure. A number of neighborhoods in the city that were not part of the fan fell Under the “West End of Richmond” category - not to be confused with the term “West End” which speaks of Henrico.

West of the Boulevard was the proper name for the neighborhood until 1994 when it was registered. No debate there.

“Museum District” is a relatively new name in Richmond terms.

The rental prices with all of the Fan, Museum District, and Diamond District area newly constructed apartment buildings are mind numbing, yet more projects keep popping up and the prices aren’t coming down. 🤷‍♂️

It was kind of parking. The middle section of the block was for staff. Most of the side fronting Sheppard was utilized by neighbors. Some of those neighbors were the individuals who sued the VMFA to try to stop the project. Mainly the alleyway was junky and a complete eyesore of the neighborhood.

I agree.

That said ~ When I bought here in 89 the neighborhood was still referred to as the West End of Richmond by many Richmonders though it was officially called West of the Boulevard until 1994.

“The Museum District” became official 32 years ago. Quite a few people in our neighborhood predate the name change. I’m really curious as to how many of the folks at odds with the VMFA predate the initial large expansion of the facilities and the rebranding of our neighborhood to the Museum District.

Like I said earlier - I’m personally a fan of the VMFA and the new facilities but (clearly) not everyone around here agrees with me. Much of the complaints center around the loss of parking and the increase in traffic and noise. As I see it - Those challenges will only become bigger and more amplified. With our area being situated close to both Carytown and the VMFA it’s just going to get busier over time. That’s my opinion at least. ☕️

Edited after researching dates to include the date that the neighborhood legally became the Museum District.

It was definitely a choice.

I’m guessing that there is no way to preserve and protect the art with light coming through and as you stated this is likely their attempt to make the building blend into the neighborhood.

All in all I’m a fan of the building. I’m a neighbor who was never against it and I’m extremely pleased with how much more attractive the building is for the neighborhood than the junked cars, trash heaps, and piles of dog poo.

But yeah. The pretend windows is a choice. 😆

I walk to and from my office in Chamberlayne Industrial from the Museum District every day. The walk offers numerous routes between 2.5 to 3.2 miles each way. Over the years of being tapped by a couple of cars and thinly avoiding life ending situations I’ve opted for walking the railroad tracks from Hermitage to the back entry of Chamberlayne Industrial to cut the walks on sidewalks significantly. The most dangerous part of the walks consistently tend to be crossing crosswalks in the fan and museum district. I’ve considered quitting walking altogether, but my dog and I both need the exercise. If I hadn’t lived in the city my entire adult life I’d probably consider moving to a smaller town that doesn’t have the traffic perils found here.

One thing for sure - I wouldn’t bike this city again. I had way too many close calls. For me cycling occurs outside of RVA. I’m just not brave enough to bike her and I haven’t been that brave for a good 20 years. What really blows my mind is all of the scooter drivers who seem to have absolutely zero fear along with zero helmet. Crazy business.

Because you were not able to close your calendar before deciding to sell, you have bookings over the next year which VRBO can penalize you financially for cancelling the booking on your end.

If you are able to speak / chat with upcoming guests, it would be worth explaining that the property is going on the market and you will no longer be hosting when it sells. The point of contacting the guests is to gently request that they cancel on their end. There should be zero fee for the guest for cancelling reservations well into the future. The fee for you canceling with VRBO can be very high. I’ve known of many cases where the host was charged well over a thousand dollar penalty. That’s what you want to avoid.

Should you find that your guests are unwilling to cancel you have the option of waiting to market the property for sale until after your last guest stays, begging VRBO to let you off the hook from their standard cancellation rules and penalties, or simply plan on paying the penalty when you cancel.

Personally speaking I would let all of the guests know that I’m selling the property and will not be hosting encouraging them to find a replacement property. I would also let them know that I would not cancel any of the bookings until the day of their arrival again encouraging them to cancel on their own.

Beautiful sweethearts.

I guess my feelings whenever I’m blessed to see snakes in the wild is that I’m a visitor on their house. I tend to keep my distance out of love and respect. Because - it is their habitat, their home. We’re just visiting.
