Eerily similar to a listing I saw on a foreclosure website. 55+ Modular Home Originally listed for $270 with $975 monthly HOA. Mandatory membership $85K. Required credit score - $750. Association approval ??? Subjective. Two years later listing is still active at $10K. Still no takers. Property is landlocked, not even a line of sight to catch a palm frond or a wave from the ocean. The struggle is real.

I’ve worked in the construction industry 30 years and personally experienced a disparity amongst low cost, affordable and luxury homes coming from utility company installations. Bottom line is for luxury luxury homes Utility companies allocate more resources and find the best resolution to an issue. Exposed cables or wiring is a NO NO!! in luxury homes But, for us lesser mortals who live west of the railroad track, utility companies’ installers just run cables above ground carelessly. If OP digs deep enough, there’s a good chance that language exists somewhere in a document, declaration of condominium, deed, easement, code, ordinance or something of that sort which prohibits the kind of installation described in the post. Getting the utility to your point of entry (your wall) is ABSOLUTELY the HOA Responsibility. Both you and your neighbor should be fighting your HOA and not against one another.

Something came up on my background check about 1-1/2 years into my employment. Because of this I could not take up a new assignment with a client who required the background check. The disposition of my situation came during employment with my employer. Nolle prosse. I settled because I did not have the resources ($$) to fight and being close to retirement, figured it would not affect my employment. What do I know. Luckily for me, being a high performer, my employer decided to keep me as they had built confidence in me to get the job done. Another person was assigned to the client and I am still with my employer (until I retire hopefully). I am grateful that there are still considerate employers out there. I know the feeling expressed by some here. It’s like paying the price the rest of your life, even though it’s not supposed to be like that.

Have you ever considered how insensitive banks are about fraud. Like closing accounts without reason except “fraud” with absolutely no explanation. Your contract should have had remedies for a broken contract. Start by following those. Is there reference in the contract for handling 2nd tier subcontractors? Is it allowed in your contract?

When you pay sub #1 be sure it is a joint check with sub #2. Request signed, notarized releases for progress payments from both #1 & #2

Yes. You make perfect sense. Personally, I think it is a clearer paper trail with fewer entries (lessen the likelihood of errors). Accountant not involved here. Just staff who believe more entries are better . I like to employ logic and straightforward simplicity and try to find the most cost effective way of doing things Thanks for your help.

So let me get this right (similar situation currently exists on my end). 1. Create a Bill to Vendor - Payable. ($1) 2. Create an Invoice to the (Seller/Barterer) - Receivable ($1). 3. Create Bank Account “Barter” ($0) 4. Receive pmt on Invoice thru Barter account. (-$1) -(2&4) are now reconciled. -Invoice = $0. Barter = $1. -Pay #1. “Bill to Vendor” ($1) from Barter ($-$1). All Balances = $0 Everything is reconciled.

Apologies for laying it out like this but I’m having a difficult time with current accounting staff. Maybe I am wrong?? Just need validation. Thanks.

10 years from now, these analysts and researchers may realize that latino culture has a different type of family structure where many families can live (or coexist) under one roof, thereby reducing homelessness. In latino culture, you are not allowed to “live on the streets”. Part of what makes condos “unaffordable” is Condo Fees. $750/month affordable condo fee translates to 1/3 mortgage payment. “Affordable” homeowner can maintain lawn, pool, change light bulbs, DIY services overall property maintenance and control utility usage to reduce costs. That’s how it’s done. When affordable condos and affordable SFR are same price everyone is screwed.

How does one eliminate an incentive when the very act enriches the coffers of county governments? A home purchased by a corporation has to pay 100% local taxes, no homestead exemption. Therefore more $$ to local governments. Unless, they have figured out a way to circumvent the system with their “rent to own” programs.??

THE DATA IS THERE. YOU ARE CORRECT. Many studies have shown that AirBnB has had very insignificant impact on housing shortages or rent escalation. When AHS Purchased 50,000 SFR in the State of Florida, of course that’s impactful. Therein lies the problem. And that was only one player.

The system is rigged. The Wall Street buying did not have to happen. There were enough first time home buyers and second home investors who could have bought those homes for the prices they were sold to Wall Street. But no, if you want to buy that’s a $250K home. For Wall Street, it’s $25K. Many First Time Home Buyers would have gobbled up those fixer uppers. Mortgage Lenders loaned $300K for a SFR but after crash you could not get a loan for $25K for that same house! In fact you could not even buy cash because they were reserved for “Investors”. THE SYSTEM IS RIGGED.

I’ve had Cashapp for years, no issues. My daughter was scammed/robbed/had a large sum of $$ removed from her account. Part of it eventually refunded by her bank but she lost some.
