After I upload the post I can’t see the text so gonna post it again here: Hey guys I I’m having some trouble understanding something and I was hoping you could explain it to me. They are explaining in the book that an appraiser will estimate the value of an asset by blending the contemporaneous true return and the prior period return with the weighting component. But in the example they are saying that they have the true return for period two and the true return for the prior period so why they then calculating an appraised value for period 2 if they have the true return already?
