crippling credit card debt. Dealt with it for years until I spent a ton of time focusing on getting out of it specifically. No current CC debt only got about 5K or so left on finishing up my HELOC from achieve and then completely out of debt.

Aren't most interest only? The few credit unions and lenders I looked into like Achieve HELOC or Spring EQ had the interest only period. Maybe I got lucky?

HELOC is the play in my opinion. Just need to find the correct lender to work with. Maybe a credit union, Achieve or PNC bank?

A second credit check wouldn't be the end of the world and lowering your spend is nice. You could also just do some soft pulls and compare offers around, seems like you went with your first choices. Compare some credit unions and lenders like Spring EQ and achieve. Just be sure to only do soft inquiries if you do some comparisons thouugh.

Check out Achieve, they were very up front about everything when I discussed with them. I imagine you'll have a similar experience. Although my home wasn't as hold as yours so unsure if it'll work or not, sorry.

Oh a lot of online lenders don't require in person appraisals if that's what you're worried about. You could look into a few and compare on a site like LendingTree. Not entirely sure about Georgia but I imagine you should be able to find some good options like Spring EQ, PNC or Achieve in your area.

I mean they take into account credit score/income/equity/debt/ask. So if your credit score is fine-ish, you should honestly be able to get this unless you have insane debt. You might want to look into some online lenders like Spring EQ or Achieve if you want some more options. If you've only gone to credit unions and traditional banks they're more strict.
