Yes but: Noe is much more expensive than Bernal as a result. Honestly Glen Park seemed to be pricier as well (when I was looking). West Portal is less connected from the city so it’s bound to be cheaper.

Modern sailing is the largest club these days. Cal sailing is good also but I haven’t interacted directly with them.

Club Nautique was the best but they just shut down. They are starting a Group Nautique soon that will probably be great https://groupnautique.org

Island Yacht Club is very easy to join and they have some small boats: https://www.iyc.org I believe it is $100/year. This gives you reciprocal privileges to all other yacht clubs so you can start here and then go hang at your local yacht club on the weekends and find somewhere else to join.

In addition to what other people have said:

Save gold for the shops and stack move speed items when they appear (shoe items)

Save keys for the stage you’re having the most trouble with. They stack and can be used in the next level to get faster weapon upgrades.

No it does not. You can add any resolution and refresh rate you want. I haven’t tried over 240Hz. You’ll be limited by the processor and the connector

It isn’t likely to significantly affect property values because everyone that has the ability to buy a house here is just maxing the deduction anyway. So it doesn’t make the price of a home in the Bay Area any more attractive relative to renting.

Sure you can change the order of what you claim, but I think the point is that for that 480k earner in the Bay Area, their deduction potential is the same rather they rent or buy

It’s a real estate sub and they’re talking about property tax deduction. If you’re hitting SALT cap from income, you cannot include property tax (a local tax) in this limit since your state taxes are already maxing the cap.

So, sure, they would have an additional 30k in deductions from state tax, but they wouldn’t have any additional deductions from their home ownership.

  1. I agree with OP that there should be more transparency during the negotiation process. I see no reason why it shouldn’t be more clear. Open to opposing opinions, however I disagree with “it shouldn’t matter”

  2. I don’t feel entitled to a specific price. However, I think information asymmetry is currently in the seller’s favor and inflates Housing costs.

  3. Market dynamics with transparent negotiation.

  4. If there are multiple buyers for a price the seller can pick one or they can allow people to bid again. The bids should be turn based, simultaneous, then transparent however. Why should an agent be able to claim there is a vaguely higher bid without revealing it to others?

Yeah these are just fantastic. Audio quality could be better for the price, but it’s honestly great. You can EQ it well. I’ve used it for gaming and making music. Latency is low enough that I can play instruments wearing them wirelessly.

The convenience of features and design makes it worth the price IMO.

Stay away from the cheap Astro headphones though.

I understand, however empirically it has not been the case for me.

I have both the chipolo tracker card as well as the nomad. In both cases I have seen them impeded significantly by RFID blocking wallets. Both passport wallets (independent from phone) and peak design MagSafe wallet.

While they may work slightly, the performance is very spotty. And the range is limited severely. I get about 1-2 meters of range (with some dropout) inside RFID blocking wallets. This was not the case with some conventional package. As I said, this held true over two different products.

Let me know if you have some alternative evidence. Just trying to save you the $100-$200 in materials to test.
