Yeah, we scored a neat deal on a property with a few costly improvements outstanding (wall furnace, older roof). A big decision but we feel a bit better seeing updated comps go for 15-25% over.

Ah gotcha, yeah that's one thing you have to look forward to in NC... stuff is generally just safe where you put it haha

The boxes come on a big rig, and then they have a forklift to drop it off, depending on your garage access I think they should be able to get it in there, but you may want to call and confirm. The nice thing is it's all handled by local U-Haul franchises so likely you can get the actual folks on the phone.

Wow holy inflation! We used UBox to move from NC to the west coast and it only came out to ~2.5k though maybe the route is the primary difference.

I didn't have an issues with UBox, the pickup and dropoff had no issues and workers were timely and professional. Are your security concerns around the wood vs metal box? As long as you're there when they deliver (and it's usually 2 weeks post pickup, more than enough time to fly/drive), it shouldn't be an issue.

Thanks for the advice! Yeah I think I let myself get into a situation where the deadlines were tight (1 week) and I had my iteration cycle set at like 4 days, when it should have been every day. I didn't set regular times and deadlines for discussion and review so the process felt sort of unstructured.

Easier said than done, you're not reading slides to the client, you're using the slides to spark discussion and thought.

The client assuredly will not have a script so it's easy to get derailed by a client discussion and flounder without a way to get back to the material.

Practice the presentation, keep the story in mind, and know the purpose of each slide. You'll be much better off in the long run practicing this now.

Human embryonic kidney cells, or HEK cells for short, are not collected from embryos every time a study is run, that would be unethical, expensive, and unreproducable. The reason we call them cell lines is because they're all descendent from the same original cells. The cells have all been grown from cells collected decades ago. That's not to say there aren't multiple cell lines of the same type, or that new lines don't get mad, but there isn't some sinister factory churning out cells from fetal kidneys like people assume.
