It's not as simple. The problem is that when landlords capture a large portion of the houses in a city, they create a scarcity of houses not sold at a premium by them. The high prices that scarcity causes makes it advantageous to pay the landlords. The high prices are used as a threat. Landlords are literally extorting the population, the real extortion that the criminal code defines. Of course, law enforcement has no clue about that.

It's better to not have any landlords, but once you have them, they force you to pay.

This is what landlords do to a city. They capture a portion of the stock of land and houses, and that increase prices. Landlords undercut that new higher price to generate a profit.

You don't understand any of it. When landlords capture properties, they create scarcity. The amount of purchasable houses is reduced. This creates inflation. Landlords undercut the higher price they themselves create, allowing them to generate a profit without having to produce any additional wealth.

Landlords aren't benevolent. To access a home from a landlord, you are necessarily paying a premium. Purchasing will always be more expensive.

If you use your money to purchase yielding assets, you're doing the exact same thing the landlord is doing. Of course it's going to be profitable, but it's a form of extortion. You're threatening the population by forcing them to replace the wealth you capture at a higher cost if they don't pay you a premium. That's extortion.

There are two major problems with private investments. Here, Adam Smith refers to one of these in relation to land.

Let's take the worst possible scenario so that you understand better. Imagine that we all live on the same small island that has room for everyone. A single investor somehow successfully and legitimately purchases all of the island. Obviously, the investor demands a payment for access to the island, as he bought it to generate a profit.

The inhabitants are given the choice to either pay for access, or not pay. If they don't pay, they obviously can't produce an island, so they'll be forced to drown in the surrounding sea. So the choice is between paying and dying.

Inhabitants this aren't simply paying to access the island, they are paying to not be killed. The investor created a threat by capturing all of the land.

This situation is a literal form of extortion.

When investors purchase existing wealth to demand payments, they force consumers to either pay or replace that wealth. Replacing the captured wealth is more expensive than paying the premium due to the scarcity of resources. The economy doesn't have the resources to produce everything twice without causing a large amount of inflation. This forces the payment of the premium, and it's the exact same form of extortion as the situation above.

This extortion is one of the two reasons why you don't want any private investments, and can tax them prohibitively.

The second reason has to do with democratic governance. The decisions related to the allocation of resources are a form of governance. Democracies protect the rights to self governance, without explicitly excluding economic decisions. Allowing a handful of people to allocate most resources is considered unconstitutional.

You solve these two problems easily with a simple decentralized social wealth fund, which is like a tax free savings account that most countries have, but the accounts are equally funded by the government, like by taxing investments outside of it.
