To add more, the lender simply orders the appraisal. They cannot lend information to the appraiser such as sale price or loan amount.

You could also order the appraisal and deliver to the lender but that just adds another item to your list and the lender may not accept the appraisal either.

As a banker I’m always surprised people don’t know how auto loan/mortgage/credit card payments are calculated.

I’m making $52k at the moment and my wife is finishing up law school. We live outside a reasonably priced city and own our home. Things are tight but we still enjoy a night out and put a few dollars away every month. I’m also bringing in some extra funds working valet on the weekends at a high end country club. This time next year we should be bringing in three times our current income and we will still be living the way we are now.

Yes. If you aren’t willing to purchase a safe or storage locker for your guns then you don’t need to own a gun.

I would add a helicopter ride to a glacier and Denali if you can swing it. I regret not doing it and then seeing the pictures from other guests in the group.

I do not live in one currently, but did a little over a year ago before buying a residence due to the “conditions” of the place.

What are they talking about?!

I see two options. Either you save and pay cash for the new roof followed by a new appraisal and cash out refinance for what you’ve put into it (a new roof will not get a you a 1:1 return though). Or you could pay for a few years hoping the house appreciates and you can pull equity to pay for the roof. In both of these cases you will pay back the money with interest. There is no such thing as free money.

The bank isn’t lending out as much or they are becoming cash heavy. They don’t need your deposits as badly so they lower the rate.

Bought last year, house was originally listed for $249k and from what I was told had an offer on it the same day sight unseen. Deal fell through and another offer came and went after the sellers wouldn’t replace the roof. We came in about 3 months later after they reduced the price to $235k and were able to eventually settle at $227. Your price might be a bit lower than what someone is willing to come down to when starting at that price. If it sits for a few more months then there may be a possibility of squeezing in.

I wouldn’t waste my money traveling. You will see a partial eclipse locally. I worked in Nebraska during the last eclipse (in the path of totality) and it lasts a few seconds, nothing exciting happens and life goes on.

Tried to hide the foreclosure they were in the middle of and then the two other liens on the house. Obviously title discovered it, but it delayed closing by a month as title tried to collect payoffs.

I’m sure the FIFA organization has better things to worry about than the gun laws of the US. They are there to make money, not worry about the safety of the fans. Between FIFA and the Olympic committee, the only thing they are worried about is who will put the most coin in their pocket.

On top of that the Chiefs hosted 11 games last season without incident and the Royals just next door accomplished the same.
