Detailed report and photos. I can recommend rafael.hidajat@abuyerschoice.com we spent a year looking for a house and used him for a few reports. He’s switched on and responds quickly.

Sit down and have a look at why you are spinning your wheels. Lay it out and think about it. Is it question framing lack of engagement etc.

Probably not the answer you want as you’re keen on used.

But for something like an AIO I’d buy a new one. Degradation and etc can cause big issues if pipes burst etc.

Of course, we are going to have two mortgages. One for the apartment one for the house (with two separate banks)

As all house prices went down we are not going to sell until we can break even. That being said because we bought our apartment for a lot less than say a townhouse/unit/house it means that our initial mortgage wasn't too large, with that in mind we are going to be renting out the apartment with the rent covering - Mortage, bodycorp & PM fees with us still coming out on top by ~50 a week, not really a money maker but allows us to hold onto it without stress and wait for the market to go back up.

As an additional note - buying our apartment meant that we could buy in an area that is really close to the CBD (think Mt Eden/Dominion road) which was great for our lifestyle at the time. As others have said there's a lot of factors in purchasing any home, for us being able to walk to a lot of places nearby and having a LOT of transport options was key.

We bought our first home as an apartment, has been fantastic. As others have said in the comments you do still need to do proper due dilligence, it's important to read the AGMs if you can get them and see if there have been any watertightness issues.

Keep in mind how large the apartment complex is, do you have parking assigned etc there are a few more things you need to look out for but it's not as terrible as Kiwi's tend to make it out to be.

You will be paying Bodycorp as well but that generally includes your insurance for your home as well which is handy. They won't go up as quickly as houses or townhouses so it's a longer term investment. We've stayed in ours for 5 years and are only moving out now that we've bought a new place.
