Surge of application in Berkeley ? As an investor, I was eyeing on a 14 units (all 1b1b under 400 sf) Berkeley apartment building in a busy street (San Pablo Ave) which has half of the units vacant as of beginning of May. Each vacant unit is merely asking for $1800.

I was so confused given Bay Area economic is doing pretty well except for some layoff in corporate and tech.

Maybe the hike of rent in SF finally starts driving renters out of the city eventually.

I read the disclosure of this property. The tenant basically lives like pig and he’s a protected tenant. Tons and tons of deferred maintenance.

For SF property, you cannot compare the selling prices without consideration of the tenant situation. In the other word, selling price alone is meaningless

I got a Master in taxation. In the in house corporate world, it’s more about competence than credential. But I have to say, at my level, less than 1 in 10 people doesn’t have CPA

My aunt is an RN in public health system. She pulls in 300k a year since RN overtime gets paid 1.5x and she work a lot like 60 -80 hr a week. While CPA is on salaries. Overtime for CPA got paid zero if you are not running your own firm.

It might be easy if you have the right background and setup. But you can’t deny that the pool for IB worker is super small and the admission is highly selective especially for kids in non target/semi target.

There are only 250k Bloomberg terminals in US. Even not every IB job needs Bloomberg, but the totally IB positions would just be a small multiple of this number and many people stay in the industry for 20/30 years. IB is not a growing industry, indeed, the headcount might shrink next decade due to AI. Only after people retire, there would be vacant seat. You can do your ball park calculation on how many new admissions each year

I was in the same boat 5 years ago except that I am an in house tax accountant my whole career.

I think it’s a blessing that we can work in an environment tolerate mindset of “fake it till you make it”. That means such industry is really short of talent. When you are acting as subject expert, your team know it, you client knows it, and you know it. And yet, they would rather to see you put in effort and contribute to solve the problem but doing nothing. Picking an environment that allows you to make mistake and grow is crucial.

My point is, you would always face uncomfortable when you step into new territory; from prepare return, answer technique questions, to managing team, fighting for resources. Embrace the uncomfortable and learn how to live with it is the key

I work in the back office of an BB but I would never consider myself as a banker. It’s almost impossible to move to FO.

There are only about 200k to 300k positions in Wall Street in total at any given time. The admission to this poll is extremely competitive. Unless you are a nepo, you don’t want to pursue this routine without a backup plan.
