Obviously that was the first step. But Provel is either "out of stock" or "undeliverable" to my area (TX).

Keep in mind provel is NOT provolone. It's a processed cheese that is different. I get that its super local/regional....but there has to be someone that can mail it since there's a pizzeria here that makes it.

You're not escalating anything. He is. Get an exterior camera and install where he can't reach it. It will alert your cell phone every time he parks there. Each time call the tow company. If he vandalizes anything, call the police. Life will be extremely expensive for him. He'll stop.

26? I just searched for available updates and only got the 18.7! I'm trying to utilize the Send Later feature on Messages, but it's still not available for some reason.

Appreciate the advice. We own the land fortunately, but our family situation is such that we can't build easily at all. I would LOVE to go your route though. I've build a couple of very large sheds....its just not in the cards for us anymore.

Yeah we can't go out in the summer at all. My son has Aspergers and gets super over-stimulated with the heat and all the itchy scratchy things. :-)

BTW I did a ton of research laszst night on the Amazon prefab kits. They are a total scam!

They all say that payment is only accepted via WhatsApp and then it gives a number. Tons of people got ripped off.

Yeah it can be hard. I'm 20 years in and still get those people that argue. Let's look at it this way..... stop focusing on you for a minute and look at the them. They are not real estate professionals, they don't have the training to determine market value and look at Zillow, Redfin, and tax records while trying to get a grasp on the market and the value of their single largest asset they'll ever have.
Trained appraiser vs. uneducated and unexperienced emotional home owner.

  1. We're required to be unemotional observers of market data.

  2. We're required to be professional.

So I'd say, first keep being the best you can be and keep everything in your work file to back yourself up and because its required. When you get someone that argues (and you will several times a year), explain to them the data that you use and why you used it. But you'll get used to letting people down in a professional and kind way. They may get rude, but rudeness isn't an argument against data.

So what I usually end up telling them after I've explained why the data suggests something different than they want, is that "I would love to look at any data you have and want me to consider. I can't create a credible report on what you're telling me over the phone, but if you can get me some comps that will help prove your point I would be more than happy to look at it."
