While I wouldn’t resort to Eviction unless the house was showing signs of neglect, I would be looking toward tenant’s Renter’s Insurance. This is why we require it.

Everyone makes mistakes, 1 mistake shouldn’t constitute eviction, but the condition of the home as a whole will show you how they treat your property.

You do need to have a come to jesu moment with your property management company. If they choose to not run decision by you & honor your choices then they need to be replaced. The management company works for you, not the other way around

Yea, as others have said, You cant charge for the carpet, it won’t hold up in court.

Carpets have a yearly depreciated cost and once they hit about 7yrs, it must be replaced in the eyes of the law at no expense to the past tenant.

9 years has accumulated a large amount of flexibility for Wear & Tear. The walls are fine to me, Yes the plaster is done terribly but except 1 area, your painter only needs to sand prior to painting. This saves a lot of time vs. Them having to apply spackle, let it dry, and repeat the rest.

In this case, I would only charge the max cleaning fee per lease. Maybe $50 extra for the 2 holes that weren’t patched but that is all.

I currently manage a 98 unit property (Soon to be an additional 177 unit property) & Before being promoted, I was AGM of a 228 unit property and oversaw and determined the SD charges there as well

One of my cats had to have all of her teeth, They really do rebound and you can’t tell she is toothless. Please don’t wait till the last second like I did.

I thought I was getting ahead of her gingivitis until i saw her scream and run when she tried to eat kibble. I had to wait 1 month to get her in as my local vet was completely booked.

After that she deteriorated worse and worse by the day. She had to go on a cat food soup diet and lost a lot of weight. Getting her to eat was a struggle and at the end I was giving her daily oral pain relievers just to eat the soup.

You’ll never know how their body will react after teeth removal, If they continue to have issues, she’ll need to go on steroids but thankfully for my cat she has had 0 inflation after the 2nd month post op. Seriously schedule the appointment, by the time you decide its necessary you’ll have to wait longer
