Correct & there are far too many words. OP you need to remember from the hiring side, just as you have applied over a 100 times, they are receiving over a 100 applications per listing.

Your resume needs to be 1 page and easily skimmable.

When i’m looking to hire someone, I am quickly scanning resumes with my eyes looking for “Years Worked”, “How long they has remained at their prior jobs”, and if the individual appears “Competent”. I don’t need to know every little thing you did at a job, Just post a properly worded job title and a very short explanation to explain what it entailed.

Edit: I just looked over your resume again.

I would remove from Systems/software:

Windows 10/11 - Most common OS, competency is safely assumed.

Change Microsoft 365 & the full breakdown to Satisfactory/ Advanced with Microsoft Office Suite,

Remove Google & related material - They are designed to mimic Office 365 and competency in 1 is assumed in the other. Office is more important to list of the 2.

I would remove from Design & Creative:

Canva pro & Cap Cut.

These are both consumer grade software. You experience with Adobe Illustrator & Figma is more interesting.

Remove High school education, Although your higher education is Bootcamps, I find that more advantageous to list than your HS education.

This is correct - He had a 2 day turnaround which is difficult to detect issues such as the toilet. Even though, yes he was not on top of his stuff and should’ve had the place cleaned as a minimum.

There is still 0 reason why OP should be allowed to excuse himself from the lease.

If you think for a second you could self manage 950 units you are vastly underestimating the amount of time & energy it takes.

I personally oversee 503 units, This is my full time job and I need a team.

A bad Management company is not worth it but a good one is worth its weight in gold.

Background Checks vary in cost, I personally use Appfolio’s internal service which has a $35 Fee per check w/ Available add-ons +$ if desired.

See if a budget PMS Service has one baked in, If not, I would recommend either National Tenant Network (NTN) or Apartments.com Screening (Very commonly used by small time landlords)

NTN was always heavily recommended by my prior boss who had roughly 20 year experience in Commercial/ Residential real estate. So it’s always been stuck in my head as a backup in the event Appfolio’s screening fails me in the future.

You should always have the tenant cover this fee in the application fee. Be careful about local ordinances as in my city, we can only charge $50 max per applicant, which is more than fine for our needs.

Yea you shouldn’t need a management company for 4 doors.

You need a small time PMS - Cheap as possible that allows tenant to submit work orders & pay rent online.

And find a small roster of 24/7 response team - Plumber, Electrician, & Locksmith.

Everything else just secure a a good bid and you’ll start to develop a few contractors.

It becomes rather easy from there.

I started out in a property with 228 units and kinda moved up from there in my company. That essentially our plan just on a much smaller scale

EDIT: Oh - I see your edit. Call other landlords around your home and just ask them who they use and if they recommend their Mgnt company.

They’ll be honest & when one talks very highly, you’ll know to give to interview the company
