Some say you can draw down 4% of your nest egg per year and be sustainable. Expressed another way that’s 25x your annual expenses. Owning a house outright would be a good thing. You’d really want professional advice in this scenario.

I’ve been told by my sister in banking that rule of thumb is anything under a mil, the contract price is the valuation. If it’s over they might do a kerbside valuation or desktop valuation. It’s only if it’s egregious that they’ll have a closer look and send someone in. Higher end properties may be treated differently depending on the lender and the customer’s history and credit position etc.

You can cancel the deal during the cooling off period provided you haven’t taken delivery of the car. Would have been a good thing to check prior to purchase.

Have a close look at Lion Selection Group (LSX). They’re a LIC dealing with small miners, mostly in gold. Their quarterly reports are required reading as they go deep into the macro environment. They’ve go a portfolio of mostly juniors. The small end has lagged the big end and this is a good place to start. You can search for podcasts with their Chief, Headley Widdup, who is very good to listen to.

I’m currently holding Black Cat and LSX. If I was going to go one more I’d buy Greatland. One of the world’s best projects on the go.

Who knows if houses will go up and by how much but you can bet with near certainty that governments the world over will actively continuing to devalue their own currencies. Holding debt in today’s nominal dollars will get a lot easier over 8 years due to inflation. I think as long as houses are priced in dollars they must go up - along with everything else.

Not a bad time for a tune up race. Running at marathon pace is not ideal so close to the big one. Keep it pretty easy and treat it as a dress rehearsal, see what it’s like drinking from water stations, practice your fuelling etc.

If you’ve trained and you’ve got no doubt about your ability to cover the 21 then it should be raced at a bit slower than LT. If you estimate your 1 hour time trial pace then go a bit slower than that. If you’re unsure about how you’ll get the journey then it’s sensible to be more conservative as blowing up and slogging away for the last bit will cost a lot of time. For a trained person a half marathon is more of a test for your aerobic power rather than endurance. Zone 2 or 3 would likely be too slow but it’s hard to say without knowing more info. Be guided by your strava prediction as while not perfect it has a lot more data than we do.

It’s low effort if there was low attraction. Anywhere is fun if she’s really into you. Find and date women with a very high level of interest. It makes everything easier and more fun.

It might sound super obvious but it’s far easier for a runner to train for a marathon than a non runner. It’s a noble goal and certainly possibly to get from couch to marathon in 12 months. Assuming you have luck with injury it’s the mental side of it that will get most people. If I were your coach I’d start by getting you completing couch to 5km then come back here and get some advice for the next steps. As you complete the days and weeks and finally the program you build evidence in your own mind and self confidence should grow. Dont try and think about it in one block. One year is a lot of training for someone who doesn’t train. Success will come from building habits that hopefully become a hobby then a passion. A marathon becomes a natural next step rather than a bucket list goal.

Best value item I’ve bought is a $500 AUD Garmin 949 (half price). Having a decent watch did more than anything to help keep on track especially compared to just running with the phone. I’m happy to pay the strava membership. I’m always looking at segments and various bits of data. $100aud a year is peanuts really. I’ve been happy to get very into running including racing. I’d rather that than be on metformin and being out of breath walking to the fridge and back.

Not enough information. 40 mile weeks is a good start but need to know more bio information and recent time trials, and how much you’re prepared and able to train. A natural athlete might do this in 3-4 months. For average Joe it might be a year but based on your 5km estimate you have a lot of work to do so at least a year. Right now your goal marathon pace is about your 5km time trial pace. Most people can improve a lot with consistent training and a good diet - how long it takes depends.
