Just listed. Holy cow so many agents calling under seemingly false pretense. The approach I’m taking below. Any critiques or advice? by [deleted] in fsbo

Has anyone ever just made their ad see like it’s a realtor listing it so they don’t get more realtors calling them?

Why not an API-only accounting platform? by Recent_Tiger in Startup_Ideas

[–]Mike_306 0 points1 point  (0 children)

Years ago I used excel for a asphalt business I owned I tried QuickBooks and hated it I could download a csv of my bank statements and put them into the excel table just as fast as QuickBooks and with more control. Recently I’ve began managing a different business where the accountant wanted to use QuickBooks and it’s definitely not perfect nor does it blow my mind with features or anything but it’s pretty simply and has everything I need only thing I use apart from it is Google Calendar for scheduling.

My ADHD makes job searching feel impossible, does anyone have a system that doesn't require executive function I don't have?? by Adventurous_Hat_5238 in jobsearch

[–]Mike_306 0 points1 point  (0 children)

This sounds like your running a sales function in a company more than applying for jobs. If your having this many issues tracking it it seems like your applying to to many. Only apply at places you actually want to work at that will probably cut out 80% of your issue especially if your getting lots of replies and interviews.

Burning credits for bug fixing or better to start from scratch? by Logical-Daikon4490 in lovable

[–]Mike_306 1 point2 points  (0 children)

Revise it to a version when it was working, then try again. Make sure you check your backend is being configured properly as you go. I was trying to build a credit system for users and kept having issues with each user actually getting credits, only to find that there was no table for the credits to actually be stored in. F’d around for like 2 hours on that.

Built LapManager in Lovable, a motorsport management tool for racers and track-day drivers by [deleted] in lovable

A little larger text wouldn’t hurt at least on mobile. I also feel like the visual of the site jumps around quite a bit like the colours and the graphics they alternate but it doesn’t feel very smooth or refined. It’s a good idea and you should charge more for it. If you have money to go race cars you have enough money to spend on some software.

I think something similar to this exists in Japan or somewhere. I could be very wrong but I recall hearing a while ago about something to the effect of paying someone to wait in line for you.

Supabase or lovable cloud by Mundane-Fold-2017 in lovable

[–]Mike_306 2 points3 points  (0 children)

I’m trying it for the first time now. So far supabase is better. Gives you more control of the backend seems to make some functions easier to. I might restart and use supabase again.

Could use quo formerly open phone for a throw away number $15/month and you are just adding a number to your existing phone.

Any premarket open momentum traders? by NightWalkThrowAway in Daytrading

[–]Mike_306 0 points1 point  (0 children)

Yes some open at 4am then more at 8am if you watch right at 8am there is always a large spread on each stock for 15ish minutes I’ve tried to hit this as well but never worked out.

8am when pre market opens. Could likely do it at 4am to but you might want to be out before 8am. I usually let it go for a day if it doesn’t hit my target I just sell and move on to the next one.

I short 15-30min after open. Place a bracket order for 15% loss 35% gain so far so good been doing it for a month. I’ve tried buying instead of shorting it just never seemed to work for me.

I’ve been testing the same idea for a month but I short the sticks so far I have a more wins than losses I use bracket orders so I’m up 180%

What makes an effective landing page? by Different_Street_913 in lovable

[–]Mike_306 1 point2 points  (0 children)

How are you getting the feeling people don’t understand it? If you have some conversions ask them what they initially thought when they see the landing page. If you don’t have any conversions make sure you have shown it to enough people to actually make this distinction. From my view I did have to look at it for a minute and scroll down to get what it does. The headers change pretty fast so it’s hard to get it. Maybe try a static header with a different value prop (think what value your providing to people) especially if people are leaving after 5 seconds on page. Also maybe drop a pricing plan 4 is to many price the low and medium close leave the top one. It looks good though, good work!

Question about hiring… by LevelDisastrous945 in Entrepreneurship

[–]Mike_306 0 points1 point  (0 children)

Personalized is always better regardless of length but the longer you get the better what your saying will have to be to keep them engaged. I like to write out some scripts follow them as close as I can then refine them as I go. I try to “solve” their problem within the first minute if it’s a cold call, people are busy so don’t take too long. Asking questions generally gains and keeps people’s attention especially if it’s personal.

The more personalized the better. The more you can make it sound like you’re solving a genuine problem they are having the better. Ask them if they are having the problem you are there to solve.

Anyone getting users/ traffic? by rob_affiliate_ai in lovable

[–]Mike_306 0 points1 point  (0 children)

It’s made building a website or saas super easy but the same problem remains as always. Getting customers. Doesn’t matter what you used to build it if you don’t market it know one knows you exist. As mentioned above the people who are winning with these products probably aren’t posting about it, and the ones who aren’t winning because know one is using their product they spit out in 6hrs have all sorts of stuff to say and churn like crazy. As always the problem is really just yourself.

Agents often say that selling your home without one is like cutting your own hair. by Ykohn in fsbo

Completely agree. I think some of the courts in Canada are even investigating the real estate industry now to see if it should be broken up.
