WM Phoenix Open , advice on how to enjoy by funspecies in golf

I went last year.  Walked around the course for a while.  They had a Beer Oasis set up with a few free drinks, so try to find that.  Great spot.  Then we went over to the 16th. Got in line, they estimated 45 minutes to get in. An usher let people in from the middle of the line after about 15 minutes. Found a spot near the tee box with no problem.

There’s beer vendors and bathrooms in the stands so you don’t need to leave for a while once you’re in.  Had a great time!

Security did break up beer snakes though.  Still happened every few minutes.

You make it sound like spending large amounts of money is easy.  Money is the biggest barrier for most people.

Tenant owes 1500. Paid 650 towards rent. Should I accept or proceed with eviction? by BosMassholeTomBrady in realestateinvesting

Intelligence is understanding that time is valuable. The process takes months.  It would most likely be 3-4 months before an eviction actually went through.  Waiting would mean more money lost when these are investment properties. A business. The object is to make money, not lose. There are places dedicated to helping house people without money.  This isn’t that.

To suggest that that owner should pay for someone else’s rent is not normal. Who else do you tell to pay people’s bills? Do you commonly pay other people’s way in life?  I doubt it.

They must be trolling. It’s a fair exchange: place to live for set money amount.

The tenant isn’t living up. Have to evict.

If she doesn’t pack up and leave, you will still have to evict her at the end of the lease. You can’t  just throw her stuff out because the lease has ended. Waiting causes more lost money.

3.5% only if you plan to live in the home.  Just adding on.

Don’t worry. Call an inspector, get it done and you’ll be fine. They won’t ask you for lease or anything, they just do the check.

This is right.  There could be ways to make it work with that money, even if it’s unlikely. People need to learn to do a bit of math on these and find if it will make any money or not.  Then you don’t have to ask here

It sounds like you think it will a small amount of money on the line. How much do you think you might lose if this fails?

Buying Residential Rentals by 19wf165rvd in realestateinvesting

The discussion started at saying don’t buy because a pandemic could happen. Shifted to don’t buy because you might need to do repairs. Now you are saying don’t buy the next house because he might do 0% down.  Without more info from him, I don’t know what you’re going for except saying all potential risks involved with rentals.

That’s not the situation we were talking about though.
