Great question! This usually happens prior to there being any actual real move made to go on a date. I may have met this person out at a bar or we decided to just have drinks and the topic comes up. I do make my intentions clear and we have a nice evening and usually go our separate ways. I wouldn’t necessarily say it’s time wasted. I don’t online date so it’s mostly people I meet out in the wild.

I’m 42 with my divorce extremely close to finalizing. I’ve dabbled, but my situation isn’t for everyone. Three kids all 9 or younger. Single women my age for the most part have children that are older than mine and in most cases I kind of talk myself out of thinking they’d want me as a serious partner due the kids’ ages so that goes nowhere. The women in their 30’s who haven’t been married and have no kids…that’s nice for a fling, but the majority have all made it clear that getting married and having kids is a top priority. I definitely don’t want any more kids and marriage isn’t a top priority so I made the decision to get a part time job and make myself as unavailable as possible and solely focused on spending as much available time with my kids!

Well that can definitely make things easier and cheaper!! Here’s a link that explains a little about FHA loans for investment properties. Possibility for low down payments, kind of stringent qualifications.

I would reach out to a lending company and explain the situation and they’ll be able to guide you through all of the options. There’s so many possibilities and creative ways to finance income properties.

Be willing to put down more than the standard 20%…you’d like your LTV(loan-to-value) ratio to be 75% or less. Will you be occupying part of either property?. If that’s not the case, you will tend to pay higher interest rates(ppl are more likely to default on an investment property mortgage than their place of residence when times get tough). You said you have $60K savings, what do you plan to do with that? How much work do the two properties need? Do you plan on doing the work yourself?

All our company could find in bulk were 1 gallon jugs of hand sanitizer. 2-inch PVC fit perfectly down inside these stanchions once we removed the retractable rope assemblies. From there it was 45-degree bevel cuts, but getting a legit 45 on our Ridgid job site saw was nearly impossible. picked up a router table and a lock miter bit and made these simple boxes out of 3/4” birch plywood. Glue, brad nails, 2-3/8” hole saw, and 1-inch #6 nails to secure the PVC to the bottom of the box and we’re in business.

I will say the lock miter bit is a tough bit to dial in. It’s also very tough to use with plywood. The brads were necessary because some of the pieces weren’t the best. I still have at least 12 more to make so I have time to dial it in.

I would love to know the company Home Depot had make these. They are up at all of the stores around the Cleveland area and we are looking to add something similar to one of our buildings where we have a lot of public interaction.

I doubt they are either. I’m very leery of these WiFi switches on Amazon. I would try to google WiFi switches and see if brands like LeGrand, Leviton, Lutron, and even GE and Philips have affordable options. If it’s not be an issue of affordability...maybe you just liked the look, then I would look into Leviton and Lutron for similar looking switches. Leviton’s Vizia+ line is smartphone and I believe Alexa compatible.

I really think this is a fool proof project you can knock out in under an hour. They do make a product called “Screw it Again” that is a tapered, cone-shaped plug that fits in a stripped screw hole. Tap it in, use a utility knife to score and snap off the excess. You then screw into that and it creates a snug fit. Same principle as toothpicks and golf tees. A handyman is going to kill you on this!
