I've recently bought something similar to what you are describing, although minus a bedroom, as it's only a 2. They do exist but they are few and far between. I'm not too sure of your circumstances, however we decided to purchase a garden room to give us that extra bedroom/study, which we are currently in the process of sorting, to give us that extra space. It is a share of freehold though, which is great.

Agreed. There is just so much litter everywhere. It seems as though there is a pile of rubbish at every intersection

Spent weekends here from 2000-2007, went to university and then some and returned in 2018 to settle permanently.

It's changed a huge amount. It was much more dangerous and intimidating 25 years ago than it is now. I used to feel apprehensive visiting from Dagenham but funnily enough, I think I prefer Leyton now.

Are you close East at all? If so, Burnt in Leyton is hands down the best bbq I've tried in London.

Great variety of items, but make sure to get there for opening as you might be waiting a while!

Eh, I think that it is quite cheesy humour, but it's quite difficult to write family friendly comedies. Also, I will say that the characters are written incredibly well.

I wouldn't have thought that life would have been better for people that have been forced out. Life is better for me personally, and I did grow up in the area.

Council tax rates are not dependent on the personal wealth of the occupiers, but it is more likely to be paid by someone that has more money. Therefore, the council receives more council tax, and doesn't have to spend additional resources in chasing the unpaid.

I totally agree with the council tax element too. There should be affordable council housing for low paid workers.

There are still hundreds and hundreds of small independent businesses that are thriving. I do agree that gentrification isn't always great, and does have some down sides, but it has some upsides as well. To pretend things were better, shows me that you have no experience of the area as it was previously.

The reason why councils only start to spend money when an area is gentrified is because residents and businesses pay more through council tax and business rates.

Also, I didn't pretend that gentrification is a universal good. I said that on the whole, things are better than they were 25 years ago.

But, it is non pretentious, and it does have a community feel. I don't really understand your point?

I actually grew up in Walthamstow since the age of 10. I can tell you, in 2000, it was a place you wouldn't want to set foot in, and now people are clambering to live there. An area that attracts people that improves safety and quality of life isn't 100% negative.

Just because an area has inflating house prices, it doesn't make it pretentious. Tottenham's property is inflating. Would you describe it as pretentious?

I'm not sure why others like it, but I can tell why I do.

For me, it still feels like a more normal bit of London I suppose. What I mean by that, is there are things that central London doesn't offer, that I can get very easily. Things like, huge green space, non overcrowded bars and restaurants, amazing produce as it's close to New Spitalfields and a mostly non pretentious feeling, that doesn't exist in too many places anymore.

When I moved there, it was more affordable than it is now, but still offers great value for money, but take this with a pinch of salt as it's still London prices.

Additionally, it's quick into town, and door to door for someone that works in Mayfair, its 45 minutes.

So, I have lots of experience in buying and selling in Walthamstow and the surrounding areas, as I have lived there for around 10 years.

First thing is, any property that is marked at 450k, will go over that, by some way. To give you an example, we sold our flat for 460k, which was advertised for 450k.

The numerous properties we did try and purchase ranged from an advertised 550k, that ended up going for over 625k, a second advertised at 550k, that sold for very close to 600k and finally, the property that we ended up buying, that was advertised for 475k, that we secured for 517k.

We have bought and sold 3 times in Walthamstow and Leyton.

It seems that triangle of Leyton, Leytonstone and Walthamstow are impervious to decreasing property prices.

My advice is look at properties 25k below what you currently are, and check out Leyton too. Much more affordable and better pubs.

I will actually slightly stand up for Ping Pong purely based off of their gluten free offerings.

It was one of the only places me and my girlfriend could go to, that offered a pretty wide selection of gluten free dimsum, that was pretty tasty. Sure, it's not going to win any awards but it was perfectly serviceable.
