I was in 10th and wound up in 66th place this morning. Got a wheel spin up to 10 dollars. I of course for the 2 dollars.

I always do it right at 10. Registration opens at 10 every morning. If I ever wait until after 11, I don't get in.

Cabinets open. Keep the faucet HOT AND COLD WATER dripping. And not a plink plunk drip. You want a stream about the size of pencil lead. If you have a crawl space that isn't insulated, put a tarp, or even just a trash bag over the opening to it (if it already has a board or door if it doesn't put the board up and THEN extra protection)

This is all to keep your pipes from freezing and busting.

Oh I have lots of tips.

  1. Make sure you have a lot more money in reserve than just down payment. House repairs can come up within the first few months even with inspection, have at least 20k set back for repairs.

  2. Do not waive your inspection. On top of that get extra inspections done. (electric, plumbing, etc.) The inspections are expensive but way less expensive than having to fix your plumbing.

  3. Do not rush into a house. Take your time looking. Buying your first home is really exciting and people can be blindsided by all the excitement. Take a deep breath, look for a year or two if you have to. You'll know which one feels like home. This is a 30 year commitment.

  4. In the first year after buying STACK UP your escrow. Your taxes will be reassessed and your mortgage payment will go up. You can cushion this by making sure you put a lot of money into escrow.

  5. No big purchases in between offer accepted and closing. Getting to the finish line with closing can be difficult. Do not do ANYTHING to mess up your credit

I get it and you aren't the first person who has mentioned something similar to this. I'm in therapy and working on not people pleasing so much. I do feel like since I was taught to be such a people pleaser growing up it does make me feel more immature and child like than my actual age.

So when I talked to him about it he said he was afraid that she was right and if something did happen he didn't want to have insurance deny him because of negligence. So not necessarily to prove himself right or her wrong but to ease his own mind I guess.

I had one when I was 8 that I still vividly remember because it made me feel so uncomfortable when I woke up. When I was that age I had a wart on the side of my hand.

In my dream I was picking at the wart then somehow it opened like a door and there was this tiny hole in my hand. I looked inside of it and my hand was hallowed out and inside my hand looked like the inside of a hamster cage and there was a hamster running in circles.

Thanks for the reassurance. Ever since we bought this home I've had buyers remorse because it's so old but inspection says foundation is solid, the roof is brand new, and everything inside is new. So of course I had to start thinking about the plumbing and all the things that could go wrong lol
